The Maintenance Assistant is responsible for ensuring facility grounds are properly maintained in accordance with facility policies and state and federal regulations. They are also responsible for the development, execution, and follow-through of the residential work order system. They report to the Maintenance Director of the long-term care facility.

Key duties/responsibilities

Assists with the overall maintenance operation of the facility.

Perform repairs and maintenance on equipment and supplies.

Know and follow established safety rules, policies, and procedures of the maintenance department.

Maintain the building in good repair and keep it free of hazards such as those caused by electrical, plumbing, heating, and cooling systems.

Maintain the building in compliance with Federal, State, and Local codes and laws.

Coordinate maintenance work with other departments.

Perform routine maintenance and repair work, such as painting, minor carpentry, repair work, changing light bulbs, and various other routine maintenance tasks.

Keep the grounds looking neat and cared for by mowing and trimming the grass, trimming the bushes and trees, keeping the leaves and litter picked up, the sidewalks clear of debris, and any erosion challenges under control, as necessary.

Keep work areas and storage rooms neat and orderly.

Perform duties of washing windows and screens outside the building.

Other special projects and duties, as assigned.

Physical and sensory requirements

Indoor and outdoor work

Moderate physical activity

Push, pull, move, and/or lift a minimum of seventy-five (75) pounds to a minimum height of three (3) feet and be able to push, pull, move, and/or carry such weight a minimum distance of fifty (50) feet.

Standing and/or walking for more than four (4) hours per day.

Bending and/or stooping for more than one (1) hour at a time.

Qualifications

Background of maintenance work

High school diploma or GED required or equivalent related work experience.

Ability and experience with operating various pieces of equipment, to include: lawn mower, weed eater, blower, edger, pressure washer, chainsaw, etc.

Sensitivity to the needs and concerns of elderly or disabled residents.

Excellent communication skills and ability to work well in a team.

Ability to use hand and power tools safely and effectively.
