About the Team
The Store Development Real Estate team is directly responsible for the physical store growth and portfolio management through leasing activities & lease actions. Reporting to the SVP, Store Development, this role will oversee and lead a team of real‑estate professionals responsible for a specific territory that together consists of over 200 stores, which is half of the United States fleet of stores. In collaboration with the VP of Retail Operations West, you will develop the strategic long‑range market plan for the region and ensure that your team delivers on sourcing sites, negotiating leases, and supporting the opening of major capital‑investment projects on time while meeting the company’s financial and strategic objectives.
This leadership role requires about 15‑25% travel. The successful candidate will develop the team into future leaders and industry experts, driving portfolio‑wide negotiations within leasing guidelines to maximize value for the company.
Responsibilities
- Manage a senior team of real‑estate deal makers, ensuring lease terms meet company standards.
- Act as the key liaison for senior management in the landlord & broker community, resolving portfolio‑wide lease issues.
- Collaborate with Retail Operations leadership to address store issues impacting day‑to‑day operations.
- Develop and execute the long‑range strategic plan for the Western Region real‑estate growth, delivering profitable results that meet or exceed corporate governance metrics.
- Drive the portfolio to meet Annual Operating Plan (AOP) and Long‑Range Plan (LRP) targets in partnership with Store Construction, Store Planning, Design, Financial Planning, Retail Operations, and other key departments.
Qualifications
- 10+ years of real‑estate leasing experience, preferably with retail tenants.
- 10+ years of leading real‑estate professionals, managing a portfolio of stores.
- Expertise in lease language and related legal documentation specific to retail real‑estate.
- Confident and concise storyteller/presenter to senior executives, supported by strong financial acumen.
- Strategic, people‑focused leader who mentors teams and drives them to excel.
- Strong work ethic, integrity, and proven negotiation skills.
- Collaborative and fosters continuous self‑improvement.

Compensation & Benefits
lululemon’s compensation offerings are grounded in a pay‑for‑performance philosophy. The typical hiring range for this position is $155,400 – $203,900 USD annually, based on market location and other factors. Employees may be eligible for a competitive annual bonus program and equity offerings.
