Commercial Mixed-Use Property Manager

Job Purpose Responsible for the physical operation, maintenance, lease administration, and fiscal management of a portfolio of commercial retail shopping centers and office buildings. The Property Manager ensures efficient and reliable building operation consistent with the owner’s financial objectives, supervises qualified personnel, prepares bid proposals, hires outside contractors as authorized, and maintains positive relationships with tenants.
Compensation & Benefits $90,000 – $130,000 a year

Responsibilities
Supervise repair, maintenance, and operation of assigned retail properties; inspect regularly to ensure buildings are in good operating order and appearance.
Prepare bid proposals for all outside service contracts, award contracts with supervisor approval, and evaluate contractor performance.
Manage weekly invoicing and monthly financial reporting to senior management, preparing cash flow projections and variance reports.
Prepare and maintain the annual operating budget and detailed management plan, including cash flow projections and financial reports.
Reconcile all invoicing, coding, and forwarding to accounting; report variances to senior management.
Review rent roll and sales reports monthly, communicate with retail tenants concerning compliance in reporting sales.
Respond 24/7 to building emergencies, ensuring prompt action and damage minimization.
Coordinate with retail leasing representatives and construction managers on tenant introductions and tenant improvement transfer.
Provide lease administration, review initial lease abstracts, monitor billing, rent escalations, and above‑standard services.
Supervise the Site Maintenance Supervisor, evaluate performance, and recommend training.
Execute Retail Tenant Retention Program, conduct periodic visits, and report status to management.
Handle evictions, work with Collections and Legal Departments, and represent the owner in court as necessary.
Supervise security functions and fire/life safety inspections.
Administer risk management program, obtain and maintain Certificates of Insurance.
Identify process improvements, recommend technology or procedural changes, and update policies.
Perform other duties as assigned.
Job Requirements (Skills & Abilities)
Familiarity with building systems, building design, and interior construction.
Strong interpersonal, organizational, and analytical skills.
Proficiency with word processing, spreadsheet, and property management software.
Exceptional verbal and written communication skills.
Effective team member.
Experience / Education / Licenses / Certifications
3‑5 years commercial retail property management experience.
Four‑year college degree preferred or a combination of education and commensurate experience.
RPA (Real Property Manager) and/or CPM (Certified Property Manager) designation preferred.
Real estate license preferred.
Physical / Environment Requirements
Valid driver’s license and reliable transportation to office and multiple properties.
Ability to visit and inspect retail properties, maintenance staff, and tenants.
Ability to access exterior and interior of retail properties, including mechanical rooms, roofs, and stairwells; roof access may require ladder climbing.
