Junior Local Leasing Manager – Belden Village Mall

As the Junior Local Leasing Manager at Belden Village Mall, you will manage and execute the Local Leasing program, including business development, temporary leasing, merchant relationships, operational oversight, financial performance, and marketing coordination. You will exercise independent judgment in sourcing tenants, negotiating license agreements, managing budgets and forecasts, and ensuring the program aligns with the center’s strategic and financial objectives. You will partner closely with the Local Leasing Manager, General Manager, Marketing, Accounting, and permanent leasing teams to drive revenue and enhance the center's merchandising mix.

To succeed, you should have:
Bachelor's degree and 2+ years in Marketing, with expertise in digital advertising (e.g., social media campaigns, retargeting).
Ability to handle multiple projects simultaneously, with flexibility for event shifts, travel, and strict timelines.
Exceptional communication skills and experience coordinating with teams, tenants, and vendors.
Business development/sales background, interest in retail trends.
Solid with office tools; comfortable working in Excel, managing budgets, and projections.
Your responsibilities as the Junior Local Leasing Manager at Belden Village Mall will include:
Business Development
Prospect the local and regional market to identify new and unique tenants for the Local Leasing program and potential permanent leasing opportunities.
Participate in discussions during weekly meetings with the Local Leasing Manager and General Manager regarding prospects, pipeline status, and program performance.
Represent the center at local and regional events to cultivate retail relationships and identify emerging retail concepts.
Collaborate with the Marketing and Business Development Manager to plan and manage the Business Development budget, including sponsorships, advertising, and promotional initiatives.

Leasing
Responsible for the ongoing temporary leasing of the Retail Merchandising Units (RMUs), kiosks, in-line stores, and vending.
Oversight and review of all license agreements and amendments, as well as all other necessary paperwork related to Local Leasing merchants.
Source local permanent tenants for space at the center and run the entire deal with assistance from the Local Leasing Manager and General Manager.
Management and Operations
Ensure all local leasing retailers and amenities meet visual merchandising standards, operational guidelines, and professionalism requirements.
Oversee the setup, relocation, and breakdown of temporary tenants following operational guidelines.
Oversee the collection of monthly sales reports and rent payments from temporary merchants.
Maintain ongoing strategic communication with permanent leasing agents regarding space availability, merchandise mix objectives, and incubation opportunities.
Assist the Local Leasing Manager with oversight and management of the Marketing and Local Leasing Coordinator.
Marketing
Distribute Local Leasing collateral pieces to local/regional businesses and retailers to generate activity for the center’s program.
Ensure that empty RMUs are merchandised with Specialty Leasing collaterals.
Work closely with the Marketing department to ensure ongoing exposure of the Local Leasing program in the mall’s marketing efforts, including advertisements, in-mall signage, and directories.
Responsible for temporary tenant license fee collections.
Report all delinquencies to the General Manager and develop a strategy for payment or termination.
Prepare and adhere to the annual income and expense budget.
Prepare and adhere to the weekly projection.
Prepare and adhere to the monthly forecast.
Prepare the monthly Local Leasing report for the Asset Management Report.
Prepare annual Goals and Objectives and year-end self-evaluation review.
Work with the Accounting team on financial reports, receivables, or other financial requirements, as needed.
Conduct regular meetings with temporary merchants to ensure that both the tenant’s and the owner’s business objectives are being met.
Communicate new trends and products with merchants to grow current business or expand to additional locations.
