Director of Facilities, Assisted Living
Gilbane Development is seeking a Director of Facilities, Assisted Living to oversee new project starts, operating assets and serve as liaison among operations, business development, asset management and construction. The role will enforce operational execution, business plans, market analysis, strategy, reporting and direct supervision of maintenance and capital improvement functions.
Overview
Livingston Place at Southern Avenue is designed to serve the needs of district aging seniors who have a disability and low to moderate income. Our dedicated team has built a strong reputation for providing personalized, compassionate care that addresses residents’ physical, emotional, and spiritual needs.
Responsibilities
- Provide direction and oversight, review performance and strategy of management teams, third‑party off‑campus operators and work closely with the Gilbane departments of Asset Management and Marketing.
- Prepare annual budgets, capital plans and financial plans/projections for review and approval. Monitor and review monthly financial and marketing performance. Ensure compliance with required investor governance, loan covenants and partner KPIs.
- Conduct periodic physical site inspections, file reviews and communicate results.
- Oversee and manage large scale capital projects and/or renovations.
- Lead annual strategy related to new asset transitions, move‑in/out planning and overall facility condition monitoring.
- Support the pursuit of on‑campus P3 awards through operational underwriting, drafting of proposal narrative and participating in campus visits, interviews and/or presentations.
- Work with Development, Design and Delivery teams and campus partners to develop business plans, pro‑formas, operating budgets and execution strategies for each asset or new project.
- Implement improved processes and operational methods to generate strong asset and facility performance, workflow optimization, maximize revenue/profitability and minimize risk.
- Network with clients, vendors and partners to build and maintain strong relationships.
Qualifications
- Facilities Management or Maintenance Management Certificate(s) preferred.
- Minimum 3‑5 years experience in property/facility management; facilities administration experience required.
- Minimum 5 years supervisory experience required.
Knowledge, Skills & Abilities
- Excellent verbal and written communication skills with the ability to professionally present vision, strategy, goals and results internally and externally.
- Proven ability to formulate and execute strategic and tactical organizational and operational plans to improve performance and support partner/company goals.
- Ability to collect and analyze operations performance data, market research data and other related data to improve performance.
- Proven success in budgeting, facility and capital planning, financial management, team development and performance management.
- Strong working knowledge of HVAC/MEP, campus central plants, carpentry, plumbing, roofing, electrical and landscaping.
- Ability to work under pressure and meet deadlines while maintaining a positive attitude and providing exemplary internal and external customer service.
- Ability to work independently and carry out assignments to completion within prescribed routines and standard accepted practices.
- Must possess the ability to provide vision and leadership.
- Self‑starter who can work independently.
- Willingness to travel up to 50%+.
Compensation & Benefits
Salary to be determined based on geographic location, skills, education and experience, with ranges for (Insert State) from $80,000–$90,000 plus benefits and retirement program.
