
Position Overview
The Senior Preconstruction Manager is responsible for leading all preconstruction efforts from conceptual planning through GMP and final buyout on complex commercial construction projects. This role partners closely with ownership, design teams, operations, and estimating to ensure accurate budgets, constructability, and risk management for large-scale projects across multiple market sectors.
Key Responsibilities
Lead preconstruction services for assigned projects, including conceptual estimating, budgeting, scheduling, and value engineering
Manage the transition from early conceptual budgets through schematic design, design development, and construction documents
Oversee estimating teams and coordinate scope development, trade partner input, and subcontractor bidding strategies
Collaborate with owners, architects, engineers, and internal stakeholders to align project goals, cost targets, and schedules
Identify project risks, logistics challenges, and constructability issues early and develop mitigation strategies
Lead value engineering efforts while maintaining quality, performance, and schedule requirements
Prepare and present detailed cost estimates, cost models, and GMP proposals to ownership
Support procurement strategies, early trade partner involvement, and long-lead item planning
Mentor and develop preconstruction staff, fostering consistency and best practices across the team
Participate in business development pursuits, including interviews, presentations, and proposal support
Qualifications
Bachelor’s degree in Construction Management, Engineering, or a related field
10+ years of experience in preconstruction or estimating for a commercial general contractor
Proven experience delivering large, complex projects such as data centers, higher education facilities, civic buildings, industrial, or similar commercial projects
Strong understanding of construction means and methods, cost modeling, and scheduling
Experience with delivery methods including Design-Build, CM at Risk, and GMP
Proficiency with estimating and preconstruction software and construction technologies
Strong leadership, communication, and presentation skills
Ability to manage multiple projects and deadlines in a fast-paced environment
