is seeking an experienced

Multi-Site Property Manager

to oversee a small portfolio of boutique townhome communities in the Charlotte area. This role is ideal for a strong operator who thrives in a hands-on environment, enjoys building teams, and understands how to balance people leadership, leasing performance, and financial oversight across multiple locations.

This position will play a key role in structuring and leading the leasing operation, including oversight of a Leasing Manager and Leasing Associates, with staffing support shared across communities as operational needs require.

Overview The Multi-Site Property Manager will have full operational responsibility for a townhome portfolio, including leasing strategy, resident experience, financial performance, vendor oversight, and team leadership. This role partners closely with the Regional Operations Manager and will help refine staffing, leasing coverage, and operational processes across multiple sites.

Key Responsibilities Leadership & Team Development

Lead, mentor, and support on-site teams across multiple communities

Participate in hiring, training, and development of leasing team members

Oversee a Leasing Manager and Leasing Associates providing portfolio-wide coverage

Hold team members accountable to performance standards, policies, and procedures

Approve payroll and manage staffing schedules across locations

Provide ongoing coaching, feedback, and professional development

Leasing & Resident Experience

Oversee daily leasing activity and leasing performance across communities

Ensure prompt follow-up on all prospect leads (phone, online, and walk-ins)

Support leasing efforts to achieve occupancy and revenue goals

Address resident concerns and escalations professionally and efficiently

Support resident events and customer experience initiatives

Financial & Administrative Oversight

Prepare and manage annual operating budgets

Maintain approved occupancy levels and rental rates

Generate and review variance, occupancy, and performance reports

Oversee lease renewals, rent increases, delinquencies, and receivables

Complete deposit accounting in accordance with lease terms

Code and approve invoices and payables in Yardi

Complete month-end close-out and reporting requirements

Operations & Maintenance Coordination

Conduct regular inspections to ensure quality standards and curb appeal

Coordinate with maintenance teams to ensure timely service requests and unit turns

Manage vendor relationships, contracts, COIs, and W-9s

Identify and implement cost-control measures to maximize NOI

Marketing & Portfolio Strategy

Conduct market surveys and competitive analysis

Assist in developing marketing, outreach, and resident retention strategies

Support leasing velocity initiatives and portfolio-wide operational improvements

Ensure consistent standards and execution across all assigned communities

Qualifications

1–3+ years of experience as a Property Manager (multi-site experience preferred)

Strong understanding of multifamily operations and financial performance

Experience with Yardi, RENTCafe, and CRM platforms preferred

Proven leadership skills with the ability to manage multiple priorities

Detail-oriented, organized, and confident decision-maker

Strong communication, interpersonal, and problem-solving skills

Professional, adaptable, and results-driven

Ability to travel between communities as needed

Monday–Friday availability with some Saturday flexibility
