Pegasus Asset Management (“Pegasus”) is currently hiring a Leasing Associate that will be an integral member of a rapidly growing commercial real estate asset management firm that focuses primarily on retail real estate assets. The daily job responsibilities will include a wide range of leasing functions to maximize the performance and growth of our clients’ fast-growing portfolios. Pegasus is seeking a professional, meticulous, outgoing individual with a strong skillset within commercial real estate retail leasing. The candidate must be detailed-oriented, organized, and able to handle several tasks in a fast-paced environment with a can-do attitude. The candidate will also be exposed to the investment sales, asset management, and capital markets divisions, which allows for learning a larger breadth of real estate knowledge and promotes both creative thinking and collaborative problem solving. Primary responsibilities

Hunt for new opportunities representing both landlords and tenants. Spot what’s next by analyzing retail and consumer trends. Conduct property tours on behalf of both landlords and tenants. Put deals together — from marketing space and generating leads to negotiating terms and finalizing. Prospect for tenants for existing listings. Draft letters of intent and keep the leasing process moving smoothly. Coordinate with attorneys to ensure the lease negotiation process goes smoothly. Build a strong network at industry events and beyond. Work with our in-house leasing management team to analyze and negotiate new leasing deals. Support preparation of ownership and investor reports, monthly updates and in-person presentations. Provide solid team leadership in training and mentoring of leasing team associates to grow the leasing platform. Generally support the leasing team in preparing and reviewing property-level strategies for leasing, merchandizing and stabilization. Experience and qualifications

Bachelor’s degree from an accredited college or university. 3+ years of relevant experience with a demonstrated understanding of retail leasing and a strong track record of completed lease transactions. Strong quantitative and computer skills, specifically Excel, and familiarity with the leading commercial real estate market data resources (i.e. CoStar). Exceptional analytical, written and verbal communication skills. Ability to be organized, detail-oriented and to work efficiently under pressure in a fast-paced environment. Compensation structure

This is a commission only position with compensation tied directly to completed leasing transactions. The role is best suited for candidates seeking uncapped earning potential and long term growth within a high performing platform. This position reports to the Executive Vice President - Leasing. The Leasing Associate will be joining a highly collaborative team and will be integral to the growth of the business.
