About the role The Area Leasing Manager is a portfolio-level leasing and resident-facing leadership role responsible for driving leasing performance across multiple student housing communities. This position focuses on sales execution, marketing coordination, team development, and compliance rather than day-to-day property operations. The Area Leasing Manager serves as the primary support, coach, and escalation point for on-site Leasing Managers and works closely with the Regional Manager to meet portfolio occupancy, renewal, and resident experience goals. This role is designed for a leader who excels in sales oversight, people management, and performance tracking and who is interested in advancing toward senior or regional leadership within student housing.
Essential functions
Lead leasing performance across multiple properties to achieve portfolio occupancy, prelease, and renewal goals
Supervise, train, and coach on-site Leasing Managers in sales execution, resident service, and compliance standards
Monitor leasing KPIs and provide weekly and monthly performance reports, insights, and action plans to the Regional Manager
Implement and adjust marketing strategies, promotions, and outreach efforts in alignment with corporate direction
Maintain pricing accuracy, online listings, and lease listings within property management software and websites
Review social media and online presence for each property to ensure accuracy, consistency, and brand alignment
Conduct regular site visits and LEO inspections to assess leasing execution, resident experience, and team performance
Serve as the escalation point for resident concerns related to leasing and student living matters
Provide office and leasing coverage during on-site manager absences as needed
Lead coordination meetings and conduct regular one-on-one meetings with on-site Leasing Managers
Oversee leasing-related compliance with Fair Housing laws and BYU-Idaho Approved Housing standards
Coordinate portfolio-wide move-in, move-out, and resident engagement activities
Collaborate with the Office Manager, maintenance leadership, and corporate teams to ensure smooth leasing and resident-facing operations
Attend required leadership meetings, housing forums, and company events as part of the Rexburg Housing leadership team
Required Education & Experience
Minimum of 2 years of experience in leasing, sales, student housing, or multifamily housing
Demonstrated experience leading, training, or mentoring team members toward measurable goals
Strong communication, organization, and follow-up skills
Ability to manage multiple properties, priorities, and deadlines simultaneously
Proficiency with property management software (Entrata preferred), spreadsheets, email, and online marketing tools
Ability to work flexible hours during peak leasing periods, including occasional evenings and weekends
Valid driver’s license and ability to travel regularly between properties in Rexburg
