Position Summary The Leasing Consultant’s primary job is to rent apartments, whether it’s to a new prospect or a current resident. They will also assist the Community Manager and Assistant Community Manager as directed.

Job Specific Competencies

Perform all tasks related to renting apartments including generating traffic, responding to inquiries, greeting prospects, touring property, qualifying prospects, and closing sale by obtaining application and deposit.

Visually inspect entire property daily for cleanliness; inspect and touch up model units.

Process rental applications, obtain required documents, schedule move‑ins and prepare lease files.

Maintain lease files per policy and procedure.

Accurately record traffic from all sources daily.

Convert minimum of 30% of total traffic to leases.

Follow up with prospects: phone call within 24 hrs and at least two additional contacts.

Assist planning and implementation of community marketing plan to generate traffic.

Outreach marketing visits weekly. Maintain leads and contacts.

Pick trash off ground, operate trash compactor, carry cleaning supplies, vacuum stairs, and clean apartments to resident‑ready standards.

Document occurrences needing Community Director’s attention.

Record resident service requests accurately to assist service team.

Schedule and inspect apartments for turnkey service.

Receive and acknowledge resident notices and prepare files.

Assist in lease renewal procedure:

Complete renewal printout and submit to Community Director for approval.

Contact residents by phone 75 days before lease end.

Send renewal letters to unreachable residents.

Type new leases and addendums.

Assemble move‑in packages.

Keep market survey of competitor rates updated monthly; visit competitors three times annually.

Keep all filing current.

Schedule guest apartment and clubhouse rentals.

Operate office alarm system with opening/closing.

Deliver thorough move‑in presentation to new residents.

Calculate daily rent, pro‑rata charges, late fees, and percentages.

Communicate clearly to residents, verbally and in writing, using proper grammar and spelling.

Maintain clean and neat appearance per Caliber policy.

Demonstrate customer service by treating residents, coworkers, supervisors, vendors with respect; answer questions calmly and openly.

Assist Community Director and Assistant Community Director with other tasks as required.

Comply with Caliber policies.

Be punctual and present at work when scheduled.

Flexible with schedule, including weekends, evenings, and/or holidays.

Additional duties as assigned.

Position Qualifications Education High school degree required, college degree preferred.

Computer Skills MS Word, MS Excel, MS Outlook, Entrada, and Google Suite.

Certificates & Licenses Valid driver’s license and current automobile insurance required. Position requires reliable transportation.

Other Requirements

Excellent written and verbal communication skills.

Basic understanding of Federal, State, and local Fair Housing laws.

Work Environment The work environment involves everyday risks or discomforts requiring normal safety precautions typical of offices, meeting rooms, training rooms, residences, or commercial vehicles. The area is adequately lighted, heated, and ventilated. On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.
