The Role We are seeking a technically proficient Revit Specialist & Technical Designer to serve as the digital production anchor of our studio. This role focuses on transforming design concepts into comprehensive, construction‑ready documentation for swimming pools, landscapes, water features, and outdoor living environments. You will be responsible for managing the complete BIM workflow—from initial modeling through construction document release—with particular emphasis on aquatic MEP systems, hydraulics, and site integration.

What You Will Do Primary Responsibilities

Revit Production & BIM Management:

Lead all Revit‑based design development and construction documentation. Develop complete CD sets including plans, sections, elevations, details, and schedules. Manage project files, coordinate views, and maintain BIM standards throughout the project lifecycle.

Swimming Pool & Aquatic Systems Modeling:

Create detailed 3D models of swimming pools, spas, water features, and associated mechanical systems. Model equipment layouts, plumbing schematics, hydraulic systems, and electrical conduit routing. Understand pool hydraulics, filtration systems, pump configurations, and equipment room clearances.

MEP Integration:

Design and document mechanical, electrical, and plumbing systems specific to aquatic environments. Coordinate pool equipment pads, circulation systems, heaters, sanitization equipment, lighting, and automation controls. Ensure all systems meet code requirements and industry best practices.

Complex Geometry & Site Integration:

Model custom pool shapes, water features with organic forms, site grading, and topography. Integrate hardscape elements, outdoor structures, and landscape features. Coordinate elevations, drainage, and site utilities.

Construction Coordination:

Work closely with landscape architects, engineers, and construction teams to ensure designs are buildable and systems are properly coordinated. Participate in design reviews, conflict detection, and value engineering discussions. Address field questions and prepare as‑built documentation.

Technical Detailing:

Develop construction details showing structural connections, waterproofing systems, equipment mounting, and finish conditions. Create permit‑ready drawing sets that meet local building codes and municipal requirements.

Supporting Software:

Utilize AutoCAD for legacy details and plan revisions. Use SketchUp for design visualization and client presentations when needed. Coordinate with other design tools including Adobe Creative Suite.

Who You Are Required Qualifications

Revit Proficiency:

Expertise in Revit with 2–3+ years of professional experience. Comfortable modeling not just standard building elements, but also complex aquatic systems, custom geometries, and MEP components. Experience creating and modifying Revit families for specialized equipment.

Technical Documentation Skills:

Proven ability to produce complete construction document sets from concept through permit submission. Strong understanding of architectural and engineering drawing conventions, dimensioning, annotation, and sheet organization.

CAD Experience:

Working knowledge of AutoCAD for 2D drafting and detailing. Ability to coordinate between Revit and AutoCAD workflows as needed.

Attention to Detail:

Exceptional precision in modeling and documentation. Ability to identify conflicts, coordinate systems, and ensure technical accuracy. Understanding that pools are complex hydraulic machines requiring meticulous planning.

Educational Background:

Associate or Bachelor's degree in Architecture, Landscape Architecture, Engineering Technology, Drafting, or related technical field preferred. Equivalent professional experience will be considered.

Preferred Qualifications

Swimming Pool Experience:

Previous experience with swimming pool design, aquatic facilities, or water feature projects is highly valuable. Understanding of pool hydraulics, circulation rates, pump sizing, filtration systems, and equipment specifications.

MEP Knowledge:

Familiarity with mechanical, electrical, and plumbing systems design. Understanding of load calculations, equipment sizing, code compliance, and coordination between disciplines.

Landscape & Site Design:

Experience with landscape architecture, site grading, drainage design, and outdoor construction. Knowledge of hardscape materials, planting design integration, and site utilities.

Building Codes & Permits:

Experience preparing permit‑ready drawing sets and navigating municipal review processes. Understanding of local building codes, zoning regulations, and health department requirements for aquatic facilities.

Visualization Skills:

Proficiency in SketchUp, rendering software, or other 3D visualization tools. Ability to create compelling presentations for clients and stakeholders.

Strong communicator who can translate technical concepts for diverse audiences including designers, engineers, contractors, and clients.

Self‑motivated with excellent time management skills. Ability to manage multiple projects simultaneously and meet deadlines.
