Job Summary : This position is primarily responsible for interacting directly with prospective and current residents to achieve maximum occupancy and revenue. It also manages the sales process, including marketing, lead management, touring, closing and delivering exceptional customer service to prospects and residents.

Essential Duties and Responsibilities

Maintains an excellent customer service relationship.

Adheres to the Panther Residential Management standard operating procedures.

Leases apartments and sells the products and services of the property to prospects.

Responds to internet leads, answers prospect calls and conducts property tours shop guidelines.

Works to optimize occupancy while maximizing effective leased rent.

Utilizes established sales and marketing strategies to increase property traffic, maintain closing ratios and achieve or exceed budgeted occupancy percentages.

Maintains thorough product knowledge of the property and the major competition.

Prepares and has a thorough knowledge of all lease‑related paperwork.

Maintains prospect traffic and leasing data and assists with other computer data entry as necessary.

Delivers resident gifts; inspects units for move‑ins to ensure units are ready.

Assists with planning and hosting of resident functions.

Audits all lease and renewal files for key controls and submits bonuses to the Community Manager.

Reviews guest cards to ensure entry and follow‑up as well as monitor traffic trends.

Education and/Or Experience : High school diploma or GED, and one to three months of related experience and/or training is recommended but not required.

Language Skills : Ability to read and interpret documents such as safety rules, operating instructions, and procedure manuals; writes routine reports and correspondence; reads and writes English fluently.

Mathematical Skills : Ability to add, subtract, multiply, and divide in all units of measure; compute rate, ratio, percent; interpret bar graphs.

Reasoning Ability : Applies common sense to carry out instructions; solves problems with several concrete variables.

Computer Skills : Knowledge of internet, spreadsheet (Excel), word processing (Word), email (Outlook), presentation (PowerPoint), publisher (Publisher); ability to learn Onesite.

Certificates, Licenses, Registrations : Valid driver’s license and acceptable motor vehicle record; must provide own vehicle.

Other Qualifications : Commitment to ongoing professional development; may wear career apparel as defined by company standards; works any day of the week, 52 weeks a year, including overtime and on‑call as required.

Physical Demands : Sit, use hands, reach, speak; stand and walk; lift up to 20 pounds; requires vision abilities.

Work Environment : Noise level is usually moderate.
