The MHP Property Manager maintains each property’s curb appeal, the condition of mobile home lots, common areas and services, while delivering exceptional customer service to residents. Mobile Homes Property Manager Responsibilities and Objectives
Ensure that all staff job responsibilities are completed professionally and in compliance with Dwoskin policy and all Federal and State laws. Recruit, interview, and hire administrative, leasing and maintenance personnel, including timely preparation and delivery of performance feedback and annual reviews. Prepare monthly work schedules for administrative, leasing and maintenance associates, considering vacation/leave requests, meetings, and reporting deadlines. Ensure attendance at quarterly safety meetings and adherence to policy. Conduct daily meetings with Maintenance Supervisor. Conduct weekly/monthly team meetings. Inspect property daily to ensure all aspects of property and curb appeal meet Dwoskin standards. Manage resident relations/retention by addressing concerns promptly, implementing Dwoskin programs, coordinating community resident retention events, and communicating community and maintenance events. Prepare and/or approve all daily, weekly, and monthly reports for submission to the main office (examples include dailies, market survey, weekly activity reports, renewal statistics, time sheets and commission reports, variance reports, service request reports). Assist with providing information to prepare the annual budget and provide recommendations to maximize property performance for upcoming and future years. Manage revenue and expenses per approved budgets. Prepare, submit for approval, and complete all purchase orders. Manage, document, and communicate potential liability situations regarding resident/personnel problems, asset hazards and community/neighborhood occurrences. Report all injuries/incidents to risk management and VP of Residential Property Management. Manage property key control according to Dwoskin policy. Represent company in dispute court cases, trials and evictions. Resolve tenant complaints, enforce rules of occupancy, and conduct weekly in-home and outside inspections. Interact directly with prospective and current residents to achieve the highest possible occupancy. Recommend capital improvements and other necessary repairs by contacting vendors. Comply with Fairfax County and Prince William Nonconforming Use recertification. Review and present requests from residents to add accessory structures to the VP of Residential Property Management; if approved, ensure proper permits and keep on file. Monitor sex offender registry monthly. Be able to perform Assistant Manager and Maintenance Technician administrative duties if needed. If the MPH PM is aware of a mobile home for sale in the community, provide the VP of Residential Property Management with the information; if the MPH PM owns a mobile home and wishes to sell, offer the Owner the opportunity to purchase before advertising to the public. Any other action is a conflict of interest. Sensitivity to confidential matters is required. Complete and successfully pass the AJ Dwoskin Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment. Perform other related duties as required. Income/Accounting
Conduct or manage the following functions as required: Communicate monies due or prepaid to residents through proper written notification. Prepare late notices, prepaid notices, NSF notices, 5-day notices and subsequent suit lists. Monitor external utility collections and resident notification for those over 30 days delinquent. Notify residents of lease violations through Dwoskin letters or 21/30-day notices. Prepare monthly Rent Increase Worksheets and submit them to the main office for approval. Audit resident files at move-in. Manage resident move-out process including posting activity in the computer, acknowledgement letters and final dispositions. Maintenance Responsibilities
Supervise and/or conduct the following maintenance duties as required: Distribute service tickets to staff and ensure timely completion according to policy. Ensure timely completion of service tickets in the tracking software. Oversee coordination of vendors/staff to complete quality work and inspect the final product for quality. Coordinate with vendors to ensure contracted work is scheduled and completed. Prepare scopes and obtain bids for non-recurring projects. Manage and purchase maintenance supplies/inventory according to Dwoskin policy and within budget constraints. Maintain capital, mold, and preventative maintenance logs. Conduct move-in/move-out inspections and assess charges, if applicable. Coordinate semi-annual community preventative maintenance. Qualifications
High school diploma required; Bachelor’s degree preferred. Five years of property management experience required. Two years of direct management experience required. Knowledge of resident rental lifecycle activities required. Knowledge of Microsoft Office (Teams, Outlook, Excel, Word, Publisher); prior experience in Yardi Voyager or another equivalent system is preferred.
