divh2Leasing And Occupancy Specialist II/h2pWinnCompanies is looking for a motivated Leasing And Occupancy Specialist II to join our team at Westcott Twin, a 114-unit new property located in Swampscott, MA./ppIn this role, you will perform all day-to-day leasing and marketing activities related to apartment rentals, move-ins, re-certifications, and lease renewals at a mixed income property./ppPlease note that the pay range for this position is $21.00 to $24.00 per hour. Final salary will vary based on job responsibilities and scope, geographic location, candidates relevant experience, and other factors. The selected candidate will adhere to the following schedule: 10:00AM to 2:00PM (16 hours per week)./ph3Responsibilities/h3ulliInteract with prospective and current residents to achieve maximum occupancy./liliGenerate and manage traffic, lotteries, wait list, property tours, leasing apartments, qualifying prospects and following up on prospects leads./liliPrepare lease documentation applicable to program types, complete move-in paperwork and procedures./liliMaintain applicable databases, and ensure tour route, amenity areas and show units are to company standard./liliDeliver customer service that exceeds expectations for new and current residents./liliEducate and implement WinnCompanies programs, processes and policies to new and current residents as applicable./liliReview, prioritize and distribute resident service requests as required./liliAssist with the planning and facilitation of property events or programs required by the mixed income program guidelines./liliAssist on-site management with ensuring all marketing documents, supplies, reports, advertisements and web content are current and updated as necessary based on property, regional or corporate initiatives./liliMaintain relationships with area businesses, local housing offices, employers and real estate brokers to generate new business or to maintain an extensive waiting list for all unit types./liliRemain current with local events and hiring trends that may have an impact on the property./liliMaintain knowledge and understanding of current and sub markets; to include competitors and customer demographics./liliResponsible to gather appropriate documents by program types for residency approval submission to the appropriate person or third party vendor for review and approval during application or recertification process./liliRemain up to date with any/all Federal, State and/or other regulatory requirements and programs./li/ulh3Requirements/h3ulliHigh school diploma or GED equivalent./lili1-3 years of relevant work experience./liliA current drivers license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy./liliExperience with web-based applications and computer systems such as Microsoft Office./liliExcellent customer service skills./liliOutstanding interpersonal and communication skills./liliSuperb attention to detail./liliAbility to work under pressure./liliAbility to work with a diverse group of people and personalities./li/ulh3Preferred Qualifications/h3ulliAssociates degree./liliPrior experience working with Project-Based Section 8 and LIHTC./liliBilingual in English and Spanish./liliNALP and SHCM certification./liliCOS or TCS licenses preferred./liliKnowledge of Yardi or Real Page software./liliExperience in property management, affordable/tax credit programs, hospitality, customer service, sales, retail or restaurant industry./li/ul/div
