Salary Range
$19-$20 hourly
Key Role Responsibilities Specialist
Report to different community locations as needed
Provide support and assist on-site staff with training and initiative roll‑out
Assist Management with any requested work to be done at the community
Leasing
Respond effectively to inquiries to generate prospective resident visits to the community
Utilize sales skills to demonstrate market-ready product and availability
Maintain a 35% closing ratio on prospects
Follow‑up with prospective residents
Lease and show apartments as needed
Monitor and track traffic at the community
Walk vacant units and make‑readies
Provide input for the weekly leasing meeting
Promote resident retention programs
Administration
Perform lease administration
Set up and maintain lease files
Conduct required credit and reference checks
Initial approval on all paperwork and verifications
Present all applications to Manager for approval
Prepare reports and communicate with Management on daily activity or ideas to promote leasing results
Assist in the lease renewal process
Record all resident correspondence and submit to Management for review
Perform all duties in a timely manner according to standard operating procedure
Delivery of notices/flyers to apartment units as needed
Marketing
Assist in all marketing
Promote and implement with the idea of reaching the leasing and occupancy goals outlined in the marketing plan
Responsible for the writing and placement of ads, flyers and promotional material (with Management approval)
Responsible for generating new business contacts, marketing ideas, competitive shops, inside and outside sales effort to increase occupancy
Assist in preparing market surveys and shopping other communities
Minimum Qualifications Skills/Abilities and Knowledge
Demonstrate effective, courteous communication (written and verbal) and interpersonal skills
Interpret a variety of instructions furnished in written, oral, diagram, or schedule form
Work well with others and follow instructions
Computer proficiency including but not limited to Microsoft Office products, word processing and spreadsheet programs
Ability to learn and retain knowledge of operating software system
Willingness and ability to learn additional software packages as required
Strong customer service skills, with the ability to maintain confidentiality and professionalism
Knowledge of safety program and related policies, procedures and laws
Basic math skills
Good organizational skills
Strong attention to detail
Knowledge and practice of Company standard operating procedures
Professional attitude and neat, clean, well-groomed appearance
Ability to work independently with minimal supervision and willingness to learn
Effective time management skills
Ability to manage multiple tasks and have exceptional follow up skills
Ability to work under some pressure relating to the completion of projects on schedule
Team member must have the ability to operate in a constant state of alertness, and safe manner
Knowledge of marketing and sales techniques
Able to manage emergency situations
Driving is an essential function of the job
English must be used when communicating with a client or coworker. Another language may be used if preferred by both parties.

2 years in sales or property management experience (Preferred)
Excellent communication (written and verbal), organizational, and customer service skills
Committed to continuous learning to maintain up‑to‑date knowledge of rules, laws, and regulations.
Ability to acquire knowledge of operating various computer functions and Property Management Software Systems
Ability to alternate schedules on an as‑needed basis
Minimum Qualifications:
Valid driver license and any other licenses/certifications required by the state
