
At Premier Leaders, we’re seeking a skilled property manager to join our team. In this role, you’ll coordinate maintenance and repairs, prepare budget and expenditure reports, oversee marketing and advertising efforts, and ensure all property operations adhere to local and federal laws. We’re looking for a team player with strong attention to detail who is comfortable committing to running our property smoothly.
Property Manager Job Responsibilities
Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
Negotiate leases, secure contracts from tenants, and collect security deposits.
Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services, etc.
Secure property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Obtaining bids/estimates for property repairs.
Overseeing the day-to-day operations.
Monthly/weekly reporting.
Entering invoices, ensuring that the invoice is valid.
Enforce occupancy policies and procedures by confronting violators.
Prepare financial reports by collecting, analyzing, and summarizing data and trends such as market surveys.
Reach organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value.
Managing property and resident repairs.
Qualifications
Ability to communicate effectively with property owners, vendors, and tenants.
Strong negotiating and interpersonal skills for handling conflict resolution.
Familiarity with applicable local, state, and federal laws and regulations.
High level of organization and attention to detail.
Financial skills, such as budgeting, accounting, and analysis.
Sound judgement and decision-making skills.
Great customer service and team management skills.
Experience in marketing and advertising for a similar brand.
Must have experience with Resman.
Must have two plus years of previous multifamily property management experience.
