Job Description Summary

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

  • Schedule: Friday-Tuesday (Wednesday/Thursday off)

Requirements

  • 1 - 2 years of related experience
  • Housing Discount - This position is eligible for 20% housing discount.
  • Commission/bonus eligible: $250 per lease.
  • Lease-up experience is preferred; however, candidates with prior leasing experience will also be considered. Familiarity with CRM systems or Yardi software is recommended but not required.

Compensation & Benefits

The hourly range for this position is $18.27 - $27.00 (San Jose).

  • Additional Compensation:
    • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
    • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.

Responsibilities

  • Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  • Inspects apartments prior to resident move-in and ensures units are move-in ready, coordinating outstanding items with the maintenance team.
  • Stay informed about market and competitor conditions; develop and implement marketing plans to sustain occupancy; follow policies related to concessions, specials, and programs to boost occupancy.
  • Design and execute marketing activities to drive traffic, including resident referrals and employer outreach; use internet marketing tools and follow community-specific marketing plans.
  • Use on-site property management software (OneSite, Yardi, etc.) to track availability, record activities, manage data, and capture resident information.
  • Ensure show units meet standards by inspecting marketing corridors and leasing tour areas; communicate maintenance needs and prepare the leasing office for daily activities.
  • Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions.
  • Support lease renewal program by preparing renewal letters/packages and contacting renewing residents in advance of move-out dates; ensure renewal documents are signed on time.
  • Respond promptly to resident and client/owner concerns and document/relay requests as needed.

Licenses & Certifications

  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
  • Incumbents must have a valid driver’s license to operate a golf cart on property.

Physical Demands

  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects
  • Work inside and outside in all weather conditions
  • Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance
  • Occasional travel to assist other properties, attend trainings, or meetings
