Job Summary Fairfield Property Management is searching for a Floating Property Manager for our Affordable Housing portfolio. Under the direction of the Regional Manager, the Floating Property Manager will be responsible for providing coverage for vacant or absent Property Manager positions while fulfilling compliance monitoring and managing day-to-day operations at assigned properties.
Responsibilities
Manage the financial performance of the property by overseeing rents, occupancies and expenditures
Direct, oversee and effectively communicate with all onsite staff members
Supervise resident retention, renewal and leasing programs to maintain maximum occupancy
Schedule and coordinate vendors, contractors, and staff assignments
Collect and post rent, ensure 5/10 day notices for non-payment are issued by deadline
Maintain and balance batch log daily of all financial activity
File evictions on non-payments and appear in court as necessary
Oversee leasing activity and review applications, background checks, and credit reports for all applicants, processing the 50059s
Ensure all applicant and tenant relations adhere to program requirements applicable to the site (HUD Section 8, Tax Credit/Section 42, USDA, Fair Housing)
Prepares site for REAC inspections and Management Occupancy Review inspections
Additional duties as deemed necessary by management and required to operate the property as efficiently as possible
Qualifications
Travel required 75% of the time
Bachelor’s Degree preferred. High School Diploma or equivalent required.
Minimum of 1 year of property management experience required
Experience with Tax Credit, HUD and Section 8 housing experience preferred
CAM, COS, or TCS certification preferred (Must be obtained within first year of employment)
Ability to communicate effectively and professionally, both verbally and in writing.
Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, FPM employees, vendors, suppliers, and members of the public
Strong leadership and customer service skills
