About the Role Porchlight is seeking a dynamic, mission-driven Director of Housing and Property Management to lead and oversee all housing operations across our portfolio. Reporting to the Executive Director, this role blends strategic leadership, property management expertise, and a deep commitment to Housing First principles. What You'll Do Lead & Inspire Housing Operations
Provide leadership and oversight for all housing properties, ensuring high occupancy, regulatory compliance, and strong resident experiences.
Develop and implement marketing, leasing, and screening strategies to maintain full occupancy.
Oversee leasing, rent calculations (HUD), rent collection, payment plans, and move-in/move-out coordination.
Ensure units are safe, clean, compliant, and move-in ready.
Handle evictions professionally and represent the agency in court when necessary.
Ensure Compliance & Excellence
Maintain full compliance with HUD, Section 42, HOME, FHLB, WHEDA, and tax credit programs.
Prepare audits, reports, certifications, and property tax exemption filings.
Maintain accurate records, housing procedures, and documentation required by funders and regulators.
Oversee Facilities & Property Care
In collaboration with the Maintenance and Facilities Director oversee maintenance operations, inspections, safety systems, and emergency repairs.
Assist with vendors, contracts, bids, and service providers.
Ensure consistent property upkeep including cleaning, landscaping, snow removal, and utilities coordination.
Lead Teams & Collaborate
Supervise housing, facilities, resident managers, and front office staff, fostering a collaborative and accountable culture.
Recruit, train, schedule, evaluate, and support staff performance.
Partner with the Director of Services and case management teams to align housing operations with resident service plans.
Contribute to agency-wide strategic planning and cross-department collaboration.
Steward Resources & Strategy
Provide housing cost data for budgeting and monitor financial performance.
Stay current on housing regulations, best practices, and required certifications.
Represent Porchlight with professionalism among residents, partners, and community stakeholders.
Experience
5–10 years of property management and demonstrated record of effective leadership, including building, guiding, and supporting high-performing teams
Bachelor's Degree, and Experience managing residential low-income and low-barrier housing, including work within nonprofit organizations
Demonstrated experience working with individuals experiencing unstable housing
Oversight of daily operations, including leasing, rent collection, and maintenance coordination
Ability to address tenant concerns professionally while consistently enforcing lease terms and property policies
Experience managing budgets, expenses, and basic financial reporting
