
Job Summary
We are seeking an experienced Construction Estimator to support the preconstruction and bidding process for multifamily luxury and affordable housing apartment projects. The Estimator will be responsible for preparing accurate cost estimates, analyzing drawings and specifications, and collaborating with development, design, and construction teams to ensure projects are delivered within budget and scope.
Key Responsibilities
Prepare detailed conceptual, schematic, design development, and final estimates for multifamily apartment projects
Perform quantity takeoffs for architectural, structural, civil, and MEP scopes
Analyze drawings, specifications, and soils reports to identify scope requirements and potential cost risks
Solicit, review, and level subcontractor and supplier bids
Develop and maintain project budgets, cost models, and value-engineering options
Assist with value engineering while maintaining quality standards for both luxury and affordable housing projects
Track pricing trends, material costs, labor rates, and market conditions
Collaborate with project managers, architects, engineers, and owners during preconstruction
Support financing and compliance requirements for affordable housing programs (LIHTC, HUD, local housing authorities, etc.)
Participate in bid reviews, risk assessments, and project handoff meetings
Qualifications
Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience)
3–7+ years of estimating experience with multifamily residential projects
Demonstrated experience with luxury apartments and/or affordable housing developments
Strong understanding of building systems, sitework, and local construction methods
Proficiency in estimating software such as Bluebeam, On-Screen Takeoff, PlanSwift, Procore, or similar
Advanced skills in Excel and cost-tracking tools
Knowledge of construction codes, zoning, and permitting processes
Ability to interpret complex plans and specifications with accuracy
Strong communication, organizational, and time-management skills
Preferred Experience
Experience with ground-up multifamily construction
Familiarity with cost controls for tax-credit or publicly funded housing projects
Experience working in fast-paced bid environments
Local market knowledge (subcontractors, labor, and material pricing)
