Deputy Director of Property Management
Base Pay Range: $120,000.00/yr - $130,000.00/yr
Location: New York City – Onsite preferred; hybrid position (4 days onsite, 1 day remote)
Nationwide real‑estate and property‑management group for multifamily apartment properties with a portfolio of approximately 9,000 units and 120 buildings.
Seeking a senior operator to support day‑to‑day property operations and strategic leadership, with a clear path to a future director‑level role.
Core Responsibilities
- Partner with the Director of PM to execute operational strategy across the entire portfolio.
- Support management of property managers, leasing teams, and onsite staff.
- Act as an escalation point for leasing, resident relations, maintenance, and compliance issues.
- Assist with staff development, training, onboarding, and performance feedback.
- Help oversee leasing, renewals, maintenance coordination, vendor management, and compliance processes.
- Monitor key performance metrics including occupancy, collections, turnover, work orders, delinquencies, and NOI.
- Ensure policies and procedures are followed consistently across buildings.
- Identify and implement improvements in workflow, communication, and operational efficiency.
- Support budgeting, forecasting, and capital planning initiatives.
- Partner with accounting and finance to review reporting and variances.
- Prepare operational reports and property performance summaries for leadership review.
- Help drive adoption of technology and systems to streamline operations.
- Step in for the Director of PM when needed for approvals, decision‑making, meetings, and urgent matters.
- Participate in leadership discussions related to long‑term planning, staffing, and portfolio performance.
- Maintain oversight of property KPIs and ensure objectives are met.
- Oversee the day‑to‑day operations of Class B rent‑regulated residential buildings, rent‑stabilized, and Section 8 properties.
- Develop and implement strategic plans for property management, including financial planning and budgeting.
- Maintain a deep understanding of multi‑site portfolios and manage multiple units and apartments.
- Ensure compliance with all local, state, and federal regulations regarding property management.
- Develop and maintain strong relationships with tenants, ensuring high levels of satisfaction and addressing any issues or concerns promptly.
- Coordinate with maintenance teams to ensure all properties are well‑maintained and any repairs or updates are completed in a timely manner.
- Analyze market trends and property performance data to inform strategic decision‑making.
- Collaborate with other department leaders to ensure cohesive and effective property management strategies.
Qualifications
- Bachelor’s degree in Business Administration, Finance, Real Estate, or a related field.
- Minimum of 5 years’ experience in property management, specifically with Class B rent‑regulated residential buildings, rent‑stabilized, and Section 8 properties.
- Proven experience managing multi‑site portfolios, units, and apartments.
- Exceptional leadership skills, with the ability to manage and motivate teams.
- Strong financial acumen, with experience in budgeting, financial planning, and analysis in the property management sector.
- Excellent interpersonal skills, with the ability to build strong relationships with tenants and team members.
- Strong knowledge of local, state, and federal regulations regarding property management.
- Proficient in property management software and Microsoft Office Suite.
- Certified Property Manager (CPM) or similar certification is a plus.
