Your Responsibilities
Staff Development and Leadership
Partner with Talent Acquisition and HR Operations to attract and hire exceptional team members through Greenhouse.
Collaborate with Learning & Development to train, develop and provide leadership to team members to ensure the property can operate effectively and career progression within Scion.
Accountable for scheduling appropriate property staffing at all times, including after-hours on-call shifts, and serving as the primary responder.
Elevate employee experience through data, conversations and team building to ensure high morale.
Property Administration
Prepare, respond and advise on all community aspects including market, physical condition, policies and procedures, and onsite emergencies with partner departments.
Engage internal Legal department for vendor management, risk management, court appearances and contract administration matters.
Conduct quarterly apartment inspections to assess damage and identify property improvements.
Facilities & Capital
Ensure a safe and sanitary community experience for employees, residents and guests, including curb appeal, operational facilities, common areas and preventative maintenance.
Uphold Scion Standards by conducting monthly property walks and submitting scorecard assessments around inspections.
Maintain and audit building and system permits to ensure compliance with codes and company standards.
Identify capital expenditure needs and work with Regional Manager and Facilities & Capital on approval and execution of projects.
Obtain vendor bids and gain approval for projects exceeding budgeted thresholds.
Annual Turnover Process
Plan and execute annual turnover with the Assistant General Manager and Facilities Supervisor to ensure goals and deadlines are met.
Partner with Talent Acquisition to staff the property for turnover deadlines.
Forecast and manage financial performance of turnover to maintain budgeted controllable expenses.
Utilize Turnable to manage the turnover board and deadlines.
Conduct move-out inspections and vendor service walks to prepare units for resident move-in dates.
Provide hands-on support for turnover tasks and coordinate with facilities for related activities.
Collaborate with partner departments on annual budgets, expenditures, payroll, invoicing, forecasting, and revenue targets.
Identify opportunities to increase revenue or reduce expenses to improve Net Operating Income.
Customer Experience & Sales
Implement and maintain Scion’s customer experience philosophy, including brand integrity, reputation management, resident events, work order management, turnover, and staff development with a customer-centric mindset.
Monitor customer feedback via surveys and reputation platforms and develop action plans to improve resident experience.
Achieve property-specific KPIs and support escalation of resident concerns when needed.
Support AGM in revenue targets including market rates, leasing velocity and concessions.

Job location is at the assigned property. May be required to travel periodically.
Working hours consist of daytime business hours, requiring non-traditional hours during peak times, emergencies and inclement weather.

The base salary range for this full-time position is base + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
