Portfolio Analyst – Argus Experience Required We are seeking a highly motivated
Portfolio Analyst
with a strong background in commercial real estate and proven Argus modeling expertise. This role provides exposure to the full lifecycle of real estate investment, including acquisitions, financing, leasing, asset management, and dispositions. As part of a collaborative team, you will deliver financial insights that drive portfolio performance across diverse property types. Work Arrangement: Hybrid Work Schedule: 4 days in office, 1 day remote Compensation: $90,000 – $110,000 base salary Bonus Package: 10% – 20% annual target bonus Benefits: Healthcare, Dental, Vision, 401(k)
Key Responsibilities
Asset Management
Partner with Portfolio and Asset Managers to optimize performance across a 75M sq. ft. portfolio of office, industrial, medical office, and life sciences assets Model and underwrite redevelopment and new development opportunities Support strategic planning, quarterly reporting, and board presentations using Argus and Excel Acquisitions & Dispositions
Build and maintain financial analyses for prospective acquisitions and dispositions Conduct detailed market research, including comparable transactions and economic trends Prepare investment memoranda and presentations for investment committees Support negotiations, due diligence, and closing processes Debt Capital Markets
Analyze rent rolls, operating statements, and pro forma models for debt underwriting Research competitive markets to validate assumptions Assist in loan origination, term sheet preparation, and closing documentation
Required Experience
Minimum of 2 years’ experience in commercial real estate Hands-on Argus modeling experience (1–2 years minimum) Bachelor’s degree in Finance, Economics, Real Estate, Accounting, or related field Strong analytical skills with proven ability to deliver accurate financial models
Nice-to-Have Experience
Exposure to acquisitions, dispositions, or debt capital markets Experience supporting investment committees with presentations and memoranda Familiarity with redevelopment or value-add real estate projects
