The Real Estate Analyst will help guide data driven site selection and broader market growth decisions. In this position, you will use advanced analytical tools to conduct demographic and psychographic studies, surface key customer insights, and assess prospective locations for new Museum of Illusions venues. By linking market intelligence with performance indicators, you will play a critical role in determining optimal sites and partnering with cross functional teams to advance the company’s corporate expansion and franchising plans. Primary Job Duties & Responsibilities

Perform in-depth demographic and psychographic studies using tools like Placer.ai and comparable platforms to visualize and interpret population characteristics, consumer behavior, and broader market trends. Examine customer profiles to uncover variables that are strongly associated with venue performance and overall success. Identify priority trade areas and assess candidate sites for Museum of Illusions locations by combining geospatial information with foot and vehicle traffic patterns, visitation metrics, competitive presence, and key economic data. Build analytical models and visual outputs to communicate location suitability, including risk analyses, opportunity scoring, and recommended real estate options. Partner with other analysts across the organization on data audits and analytical projects, exchanging insights and approaches to advance enterprise-wide initiatives. Support the real estate and franchising teams by delivering data-backed input for site assessments, lease negotiations, and new franchise opportunities. Contribute to the company’s growth roadmap by helping define franchise territories through market segmentation, competitor assessment, and forward-looking demand forecasts. Track and evaluate key performance indicators for existing locations to fine-tune analytical models and enhance subsequent site selection decisions. Continuously research developments in real estate analytics, new technologies, and leading practices to strengthen the organization’s data-driven decision-making. Qualifications

Bachelor’s degree in Statistics, Data Science, Economics, or a closely related discipline. Track record of working with GIS and data analytics, preferably within real estate, market research, or location intelligence contexts. Hands-on experience with geospatial analysis platforms such as ArcGIS, Placer.ai, or comparable tools Strong analytical capabilities, including practical exposure to statistical modeling, correlation analyses, and data visualization. Working knowledge of demographic data sources (for example, Census datasets and consumer profiling solutions) and psychographic segmentation methods. Exceptional problem-solving skills and attention to detail, with the ability to convert complex datasets into clear, actionable recommendations. Experience with presentation tools and creating decks from the data gathered Proven success collaborating across functions and clearly conveying technical insights to audiences without a technical background. Preferred Qualifications

Master's degree in Data Analytics, Business Analytics, Statistics, or a related advanced field 5+ years of experience in real estate analytics, site selection, or commercial development Experience working within the location based entertainment industry, retail, or hospitality Knowledge of additional tools like Google Earth Engine, or SQL for database querying Physical Requirements/Demands

Must be able to use hands and fingers to type on a keyboard, use a laptop and other office equipment. Must be able to ascend/descend flights of stairs. Must be able to bend, stoop, kneel, crawl, crouch, and squat. Must be able to properly express oneself, exchange information, communicate and converse with diverse cultures, races, and sexes. Must be able to lift 25 lbs. Must be able to work both indoors and outdoors. Must be able to use sight to detect, determine, perceive, observe, inspect, and assess situations.
