NRE is seeking to hire an Analyst, Portfolio Management, for its U.S. Cities Industrial Fund ("Fund"), a perpetual, open-ended fund. Reporting to the Managing Director, Portfolio Management, the Analyst will help implement and execute the investment strategy for the Fund, including portfolio construction, market and asset selection, financing, and investment recommendations. The Analyst will also work closely with the U.S. Industrial Sector Team and the distribution, product, research, finance, and marketing teams.
The analyst’s primary responsibilities are extensive financial analysis (fund-level and property-level modeling, property valuation, and benchmark analysis), investor reporting and presentations, and prospective investor marketing and due diligence. The analyst will also assist in executing the capital raising strategy and act as an ambassador for the U.S. Industrial Sector at conferences and networking events nationwide.
Key Responsibilities And Duties
Support the Fund’s objective of generating and sustaining outperformance by implementing the investment strategy
Develop and maintain proprietary financial models to monitor and analyze the Fund portfolio and potential new investments
Assist in property valuations, value-maximising strategies, and hold/sell analyses with the U.S. Industrial Sector Team
Critically assess risks and investment components and their effect on overall Fund dynamics
Evaluate operating characteristics of each investment (revenue, expenses, CAPEX, tenant credit, leases)
Collaborate with asset management, finance, and performance measurement teams for portfolio data and performance reports
Draft and present investment memorandums to the Investment Committee
Create and present Fund investment overview presentations
Prepare ongoing Fund and property business plans
Conduct industry, market, and property research and competitive fund analyses
Support fundraising and investor relations: capital-raising strategy, investor conferences, advisory committee meetings, DDQ and RFP review, investor requests, on-site meetings, and ongoing relations
Develop relationships with industry experts, strategic partners, investors, and fiduciaries through seminars, conferences, and networking events
Preferred Qualifications
1‑3 years of real-estate experience; institutional experience a plus
BA in Accounting, Finance, Real Estate, or Economics
CPA and/or CFA a plus
AI experience a plus
Team player who collaborates, takes initiative, works autonomously, and leads projects in an entrepreneurial environment
High proficiency in math, financial modeling, valuation, and return concepts; Argus experience a plus
Ability to interact with investors and senior executives professionally
Willingness to travel between New York and Dallas for investor meetings, property tours, and industry events (15–25 %)
Educational Requirements University degree preferred.
