Job Description
Job Summary
The Construction Superintendent is responsible for the on-site management, coordination, and execution of multifamily and residential construction projects. This role ensures projects are completed safely, on schedule, within budget, and in compliance with all quality standards, plans, and regulations. The Superintendent serves as the primary on-site leader, coordinating subcontractors, suppliers, inspectors, and internal teams.
Key Responsibilities Project Execution & Site Management
Manage day-to-day on-site construction activities for multifamily and residential projects.
Ensure work is performed according to approved plans, specifications, schedules, and local building codes.
Develop and maintain detailed project schedules and short-term look-ahead plans.
Coordinate sequencing of trades to maximize efficiency and minimize delays.
Quality Control
Enforce company quality standards and conduct regular inspections of work in progress.
Identify and resolve construction issues, deficiencies, and punch-list items promptly.
Ensure proper installation of materials and adherence to design intent.
Safety & Compliance
Enforce all jobsite safety protocols and OSHA requirements.
Conduct safety meetings and ensure subcontractor compliance with safety policies.
Maintain a clean, organized, and hazard-free jobsite.
Subcontractor & Vendor Coordination
Supervise subcontractors, vendors, and labor crews on-site.
Coordinate material deliveries and verify quantities and quality.
Review subcontractor work for compliance with scope and contract requirements.
Communication & Reporting
Serve as the primary on-site point of contact for project stakeholders.
Communicate progress, challenges, and schedule impacts to Project Managers.
Maintain accurate daily logs, reports, and documentation.
Inspections & Closeout
Schedule and manage inspections with local authorities.
Oversee project closeout, including final inspections, punch lists, and turnover.
Ensure timely completion of warranty items and final documentation.
Qualifications Required
5+ years of experience as a Construction Superintendent in multifamily and/or residential construction.
Strong knowledge of construction methods, sequencing, and building systems.
Ability to read and interpret construction drawings and specifications.
Strong leadership, organizational, and problem-solving skills.
Thorough understanding of safety regulations and quality control practices.
Proficiency with construction scheduling and reporting tools.
Preferred
Experience with large-scale multifamily developments (apartments, townhomes, condos).
OSHA 30 certification.
Familiarity with project management software (Procore, Buildertrend, or similar).
