The Director, Revenue, will assist in developing and driving the strategy for all sales and leasing performance and processes, including pricing, incentives, leasing conversion metrics and benchmarks, economic occupancy forecasting, reporting and all processes related to achieving sales, revenue, and leasing goals. Will collaborate in defining, developing, evaluating, coaching, and assisting with implementation of strategic projects and initiatives as defined. What You Will Do

Revenue Strategy & Leasing Optimization Develop, refine, and implement comprehensive leasing, pricing, and renewal strategies to drive occupancy, rental growth, and revenue optimization. Monitor leasing velocity, preleasing performance, competitive market trends, and economic occupancy projections to ensure all communities meet or exceed targets. Analyze performance data to identify gaps and opportunities; recommend and execute corrective action plans in partnership with Regional and Community leadership. Support the creation of short‑ and long‑term revenue forecasts, including scenario modeling and sensitivity analysis. Cross‑Functional Collaboration Serve as a strategic partner to Regional Managers and Asset Management teams, ensuring transparent communication, alignment on goals, and timely execution of strategy. Collaborate closely with the Marketing team to develop and deploy innovative leasing and renewal campaigns, including digital strategies, outreach initiatives, and promotions. Work with Technology/Mission Control to enhance reporting tools, dashboards, and systems related to leasing performance, pricing, and revenue metrics. Training, Coaching & Process Enablement Assess performance metrics across communities to identify training needs and skill gaps within leasing teams. Create and deliver training programs focused on sales effectiveness, lead management, pipeline conversion, CRM utilization, and policy adherence. Champion company policies, procedures, and Core Spaces values, ensuring consistent adoption and execution across all markets. Coach on-site and regional teams to improve operational consistency, leasing execution, and overall revenue performance. Vendor & Platform Management Manage relationships with key external partners (e.g., Modern Message/rewards platforms), including contract oversight, performance evaluation, and adoption strategy. Identify and evaluate new technologies, tools, or platforms that support leasing optimization, customer experience, or revenue strategy. Bachelor’s degree in Business, Real Estate, Marketing, Finance, or a related field. Excellent written, verbal, and interpersonal communication skills with the ability to influence stakeholders at all levels. Strong organizational, analytical, and strategic problem‑solving capabilities. Proficiency in Microsoft Office and property management or CRM platforms such as Entrata. Demonstrated ability to thrive in a collaborative environment and drive cross‑functional alignment. You\'ll crush it if you have experience with Experience in student housing, multifamily, or related real estate asset classes. Proven ability to lead in fast‑paced, metrics‑driven environments with high accountability. Expertise in pricing strategy, revenue forecasting, and performance analytics. Experience designing and delivering training programs for leasing or sales teams. Strong initiative, ownership mentality, and a communication style rooted in clarity and transparency. USD $135,000.00 - USD $145,000.00 /Yr. Additional Compensation Employees may be eligible for discretionary bonuses, typically 20% of base salary annually, depending on individual and organizational performance. Compensation Disclosure The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs. This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements. All compensation components are subject to change based on business needs or market conditions.
