The

Construction Draw Specialist

is responsible for managing a portfolio of loans consisting of One Time Close FHA, Fannie Mae, Freddie Mac and VA loan products to ensure construction projects stay on task and are completed within the applicable timeframe. The Specialist maintains consistent communication with all parties, processing construction draw requests, change orders and reviewing inspection reports in accordance with Investor Guidelines. Essential Duties and Responsibilities

Receives and reviews project and builder validation documents, communicate with the builder/dealer of any document needs and answer general questions. Reviews and sets up construction budgets and accounting ledger in dedicated software for construction management. Reviews closing documents for consistency and accuracy. Uploads necessary documents into in software. Creates Accounting Ledger, requests payee header, and sends out welcome emails, etc. Develops strong relationships with internal and external business partners to ensure timely completion of construction projects. Reviews Draw Request documentation within 2 days of receipt for accuracy, communicate to applicable parties promptly of any deficiencies. Prepares Draw Disbursement Request and necessary documents to send to the applicable parties for execution. Submits to management for approval, follow up communication with all parties with delivery expectations. Manages portfolio – establishes good process for communicating project dates, updating all parties, intervenes in contractor disputes and escalation to management. Orders Inspections, and title updates as needed for each draw request. Processes requests to convert home to permanent financing upon completion Uploads completed file to Document Imaging System. Performs other duties as assigned. Position Requirements

Education

Bachelor’s Degree in related field or equivalent work experience. High School diploma or GED equivalent required. Experience

Minimum of three (3) years of work experience within construction lending, mortgage banking, and/or mortgage servicing preferred. Other combination of education and experience may be considered. Customer Service experience also beneficial. Functional/Technical Skills

Strong organizational and project management skills – must be able to manage multiple tasks and projects simultaneously and able to meet deadlines. Ability to define, refine and document repeatable business processes to support renovation loans within the Originations, Retail Operations and Servicing Divisions. Strong analytical, oral, and written communication skills. Strong attention to detail. Ability to work with others and independently as the situation requires. Strong problem-solving skills. Proficiency with Microsoft Office, Encompass, MSP and VISIO process workflow tools. Environmental/Physical Demands
