Job Description Pay Range: $21-$22/hr
Position Summary:
Executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Duties and Responsibilities
include the following. Other duties may be assigned.
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
Stays informed about current market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows property policies related to concessions and programs to boost occupancy.
Designs and executes offsite marketing activities to drive traffic, including resident referral and employer outreach programs, using internet marketing tools, and following property marketing plans and programs.
Uses on-site property management software (e.g., OneSite, Yardi) to track availability, record traffic and leasing activities, manage resident/prospect data, and capture demographics and other information.
Ensures show units meet Company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction and finalize lease decisions or renewals.
Supports the lease renewal program by preparing and delivering renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time.
Responds quickly and courteously to resident and client/owner concerns, and takes prompt action to solve problems or route requests appropriately.
Completes various accounting, financial, administrative, and other reports as assigned.
Meets predictable attendance/punctuality expectations and physical demands of the position in compliance with RangeWater policies.
Organizational Responsibilities
Follows established policies to ensure regulatory compliance and operational standards, and reports violations as needed.
Practices safety techniques and reports any injuries or safety issues promptly.
Identifies areas for improvement and suggests ways to improve efficiency, profitability, and productivity.
Keeps abreast of changes in technology and leasing tools and applies knowledge to responsibilities.
Work Hours This position is scheduled for 40 hours in a regular work week. Hours vary by site. Typical sites are open 9:00am–6:00pm Monday–Friday, 10:00am–5:00pm Saturday, and 1:00pm–5:00pm Sunday. Marketing Representatives must be available to work on weekends when scheduled and must be able to perform essential job functions independently.
Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Education/Experience Employment history that demonstrates sales, marketing, internet and customer service experience sufficient to resolve customer issues and complete financial records and reports. High school diploma or GED required.
Language Ability Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions. Ability to write routine reports and correspondence.
Math Ability Ability to perform basic math operations and calculate percentages to complete financial records and budgets.
Reasoning Ability Ability to apply sales skills, generate leads, qualify prospects, and close sales. Ability to follow instructions and solve problems involving several variables in standardized situations.
Computer Skills Proficiency in word processing, property management applications (preferably Yardi and/or OneSite), and spreadsheets; ability to use the internet for marketing and sales-related tasks.
Certificates and Licenses Current valid driver’s license required.
Supervisory Responsibilities This job has no supervisory responsibilities.
Work Environment Work is primarily in an office setting with frequent exposure to outside elements. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Physical Demands Regularly use hands, stand, walk, reach, climb, and kneel. Must be able to access all property areas and operate golf carts where applicable. May be required to lift up to 20 pounds regularly and up to 50 pounds with assistance. Vision requirements include various typical visual abilities.
