Tradehouse at Bulverde Marketplace is looking for a driven, people-first Property Manager to lead a vibrant, growing community in the heart of San Antonio's Thousand Oaks neighborhood! Candidates must have 3+ years in a Property Manager role at a Class A community with a strong financial acumen. Valid Driver's License required.
Completing daily community walks to ensure community is at peak readiness and curb appeal
Leading coaching sessions with team members to ensure closing ratios, occupancy levels, resident satisfaction scores, and efficient work order management are maintained
Managing all on-site team members in all Human Resources functions
Scheduling and supervising all maintenance staff performance and vendor services including unit turns and unit inspections
Tracking and reporting all community utility management processes and invoices
Strategizing for property investment management, maintenance, and reporting
Communicating with Corporate Support and Executive Teams on daily operations and project statuses
Completing daily, weekly, and monthly reporting including pre-close and close outs
Tracking and reporting budget variance notes
Completing timesheet auditing for employee payroll
Tracking and submitting employee bonuses and lease commissions
Managing resident questions, complaints, and concerns
Responsibilities
Physically inspect all common areas on the property daily to ensure peak readiness and appearance, take immediate action on unsatisfactory conditions, and note safety or hazardous areas for correction.
Maintain current market and neighborhood information to ensure relative pricing and develop marketing and advertising programs to maximize market position.
Oversee occupied maintenance to ensure timeliness, quality of work, and resident satisfaction.
Ensure leasing activity, including approvals of lease paperwork, applications, move-ins, move-outs, renewals, etc., and walk move-ins with residents to ensure satisfaction. Perform Leasing Consultant duties as needed.
Monitor maintenance department performance and supplies, inspect jobs, ensure safety and OSHA compliance, and review scheduling of make-readies and staff work assignments.
Collect, record, and deposit property income accurately and timely.
Implement legal collection procedures on delinquent accounts and maintain rent/NSF collection programs; manage security deposit deductions and on-site rent-roll accounting; represent the property in legal matters regarding resident issues.
Hire, train, and review the performance of all on-site personnel, ensuring job satisfaction and productivity; maintain personnel files.
Approve invoices for goods or services; manage accounts payable and maintain organized files.
Administer company policies and procedures at the site and complete required reports in a timely manner.
Maintain a consistent and punctual attendance record and actively seek competitive pricing for goods and services.
Ensure reports and forms are completed accurately and on time; work with supervisor to develop marketing strategies.
Oversee leasing procedures, including product presentation, staff training, and move-in procedures; encourage lease renewals and rent increases.
Oversee contract services and communicate property safety needs and incidents to supervisors.
Track the purchase and installation of new appliances and HVAC units.
Perform other reasonable duties as assigned.
Experience Requirements
High school graduate or GED equivalent
Proficient in Microsoft Office
A minimum of three years experience in a Property Manager role required
Strong financial acumen
Class A community management experience required
Excellent oral and written communication skills
