Overview
Salary range: $210,000 - $250,000 + bonus About the Role: The Director of Site Development will lead all aspects of early-stage site development for large-scale data center campuses across Virginia. This role is responsible for driving projects from site identification and acquisition through zoning, permitting, and site readiness for construction. The ideal candidate brings deep experience navigating Virginia’s entitlement environment, utility coordination, and local stakeholder engagement, with a strong understanding of data center–specific requirements. Responsibilities
Lead site evaluation and due diligence for prospective data center developments, including zoning, land use, environmental constraints, and infrastructure availability. Assess power, water, fiber, and transportation access in coordination with internal energy and infrastructure teams. Support land acquisition efforts, including LOIs, purchase agreements, and development schedules. Manage rezoning, special use permits, site plan approvals, and other local and state entitlements. Serve as the primary point of contact with counties, municipalities, and state agencies across Virginia. Lead community outreach efforts, public hearings, and stakeholder engagement to support entitlement approvals. Drive sites to “shovel-ready” status, ensuring all development conditions are satisfied. Qualifications
Bachelor’s degree in engineering, planning, real estate development, or a related field. 10+ years of experience in site development, land development, or real estate development. Strong knowledge of Virginia zoning, entitlement, and permitting processes (especially Northern Virginia). Application
