Job Title: Affordable Housing Investments Transaction Manager
Corporate Title: Associate Director
Department: Real Estate - Affordable Housing Investments
Location: New York City or Los Angeles or Chicago
Position Description This position is responsible for working on transactions and with sponsors who specialize in the multifamily affordable and workforce housing sector. The individual will be tasked to screen, analyze and manage the overall progress of loans originated by the platform. After transactions go through initial prescreen and term sheet stages, the individual will work closely with the underwriting and closing teams to manage the progression of loans through internal committee approvals. The individual will also have an opportunity to originate loans directly while acting as transaction manager on other loans. Transactions will include debt investments in Low‑Income Housing Tax Credits (LIHTC), Workforce (Middle‑Income) and Mixed‑Income housing properties. This individual should have a good understanding of the multifamily affordable housing industry and should be able to navigate and build relationships with developers.
Primary Responsibilities
Drive the end‑to‑end execution of affordable and workforce (middle‑income) multifamily debt transactions—owning the transaction from initial screen through term sheet, internal committee approvals, and closing
Serve as a primary point of contact to developers/sponsors, building durable relationships that advance the platform’s production goals in LIHTC, workforce, and mixed‑income properties
Screen & size new opportunities against firm credit parameters; assess feasibility and recommend go/no‑go with clear rationale
Manage deal execution—in collaboration with the underwriting team, track diligence, surface issues early, drive resolutions with internal partners (underwriting, legal/closing, servicing, asset management) and external parties
Prepare and present clear, data‑driven materials for internal committee reviews; translate feedback into actionable next steps to maintain velocity to close
Requirements
Minimum of five (5) years of experience in affordable housing lending
Bachelor's Degree in Real Estate or Finance
Experience in loan originations and transacting in affordable housing (AH) loans
Knowledge of LIHTC programs and how they work
Ability to understand different loan structures within the multifamily space; Knowledge of sizing and analyzing AH loans
Brings experience in loan structuring and underwriting balance sheet loan products
Experience interacting internally – with platform underwriters, analysts, servicing and asset management – and externally on transaction matters
Ability to lead the transaction process with borrowers and sponsors
Solid understanding of Microsoft Word, PowerPoint and Excel
Ability to model or revise financial models, as needed
Skills And Competencies

Strong interpersonal skills to develop and/or cultivate relationships
Can be strategic in winning opportunities
Ability to prioritize multiple competing tasks
Detailed attention to presentation and strong organizational skills
Can communicate effectively and able to present loan transactions to investment committee

High energy, self‑motivated and ability to make immediate, logical decisions
Brings transparency and a “team approach” mentality
Base Salary Range: $130,000-165,000 and additional incentive compensation.
