Porter The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. Porter is also responsible for the make‑ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance (regular/daily onsite attendance required)
Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
Understand and follow Asset key policy
Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Utilize property resources, equipment, and supplies economically
Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Participate in on‑call emergency at community
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education & Experience
High School Diploma or Equivalent
Basic computer skills and ability to understand and perform all on‑site software functions
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Move about to accomplish tasks or move from one worksite to another and traverse flat and uneven terrain
Ascend and descend ladders, stairs, ramps, step stools, work in an overhead position and/or reach repeated motions that may include the wrists, hands, and fingers; lift and place objects of 100+ lbs.; operate motor vehicles and/or golf carts; exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and hazardous chemicals
Move self in different positions to accomplish tasks in various environments, including tight and confined spaces; remain in a stationary position, often standing or sitting for prolonged periods; operate machinery and power tools; assess the accuracy, neatness, and thoroughness of the work assigned; identify and inspect objects and areas; work overtime, weekends, night hours (on‑call property emergencies)
