Leasing Manager

Salary:

$25-26 per hour plus a 50% housing discount.

Schedule:

Tuesday-Friday 9:00am-6:00pm, Saturday 10:00am-5:00pm.

About the Position We’re looking for a talented Leasing Manager to oversee apartment rentals, move-ins and move-outs, and lease renewals. The Leasing Manager will market and interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.

Responsibilities

Focus on the needs of others by listening, understanding, and showing empathy and respect.

Conduct training, facilitate regular meetings, and coach leasing consultants.

Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork.

Review lease applications for accuracy and collect payment before forwarding to the property manager for approval.

Conduct outside marketing, employer outreach, and review internet and marketing ads.

Identify target market, develop and implement marketing plans, coordinate, qualify, and update advertisements.

Maintain accurate and detailed records of traffic activity in the computer system.

Translate phone traffic into scheduled appointments with prospective residents to tour the property.

Follow up with each prospective resident via phone, mail or email.

Orient prospective and current residents to the property.

Process renewal paperwork and deliver paperwork to current residents on a monthly basis.

Create and maintain resident files, including reviewing move‑in paperwork with new residents.

Complete daily open and close procedures.

Ensure model apartments are in touring condition at all times.

Coordinate move‑in/out schedules with maintenance, inspect apartments before resident move‑ins.

Assist with processing work orders for residents, ensuring timely completion.

Shop competitors and complete weekly market survey.

Plan and implement resident activities to increase resident retention.

Promote excellent customer service to prospective and current residents and promote a quality living experience for all.

Promote positive resident relationships throughout tenancy by responding promptly and accurately.

Assist with managing resident issues, including neighbor disputes.

Inspect buildings and grounds for safety and cleanliness, alert maintenance to repairs.

Comply with all company policies, health and safety rules, and applicable local, state, and federal laws.

Other duties as assigned.

Education and Experience

High school diploma required.

Minimum one year of residential leasing and/or management experience required.

Prior experience with a revenue management system required.

Prior experience with Yardi or another equivalent property management system required.

Prior experience with customer reputation management tools required.

Skills and Requirements

Excellent customer service and interpersonal skills with the ability to relate to others.

Basic knowledge of Microsoft Office Suite: Outlook, Word, PowerPoint, Excel.

Strong interpersonal skills to communicate effectively with all levels of management.

Sensitivity to confidential matters required.

Ability to work independently and prioritize effectively in a fast‑paced environment.

Ability to relay technical concerns with adequate detail, quickly, and accurately.

Capability to read, write, comprehend, and converse in English.

Strong organizational and time‑management skills.

Skill to cope with and defuse situations involving angry or difficult people.

Valid driver’s license, clean driving record, current auto insurance required.

Must comply with all safety requirements.

Required to complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
