
Michaels Residential Real Estate Team Member

In collaboration with the Leasing, Operations and Maintenance departments: Assist residents with day-to-day lease management including; notices to vacate, move out processing, lease terminations and inter-community transfers. Process resident financials, tenancy updates and maintain accurate resident files and logs daily. Work internally as liaison between departments to assist with turn and inspection scheduling, changes in notice to vacate dates and leasing compliance matters. Assist with data validation and population of various analytical reports. Responsibilities
1. Responsible for auditing of all move-in/move-out files to ensure accuracy is maintained at all times. 2. Processing of all move-in/move-out file audits as well as promotions reports 3. Communicate and post all resident related charges: rents, repairs, cleaning fees, etc. 4. Manage resident correspondence via company email box and internal chat 5. Answer and assist residents with inquiries on financial obligations of lease and establishing payment plans as needed 6. Process military housing allowances with accuracy, including reporting 7. Liaison between Navy commands to coordinate moveouts related to deployments 8. Assist with all necessary Accounting Month End (AME) requirements as part of the month end close 9. Promptly report any financial discrepancies to the Operations Manager and/or Senior Property Accountant 10. Assist with payable processing to increase overall accounting efficiency 11. Collaborate with internal departments to maintain accurate property records, validate data and assist in streamlining processes. Provide fiscal support and information as needed. 12. Prepare operational and management reports in a timely manner; analyze leases, application documents and military orders. Complete various analytical reports and special projects as needed. 13. Assist in evaluation of operational processes identifying inefficiencies to recommend and develop systems for improvement. 14. Work with Operations Team to ensure compliance with local, state, and federal laws, as well as any applicable regulations and military policies and procedures. 15. In addition to the above; provide assistance with training and execute all other duties as assigned to ensure adequate property management operations are maintained. Qualifications
Required Experience: Proven quantitative and analytical skills Bachelor's degree preferred Minimum of 1 year of experience in residential real estate/multi-family property management preferred Experience working with OPS Technology, RealPage, Yardi, is a plus Superior written and verbal communication skills Ability to read and interpret leases, ledgers, analytical reports Military experience and/or prior exposure to miliary documents/processes is preferred Proven prioritization, Time management, and Project Management skills Must be able to pass background investigation and drug screening Required Education/Training: High School Diploma or equivalent; some college preferred Valid Driver's License and acceptable driving record required Must successfully complete all required courses, classes and training provided by MMS Required Skills and Abilities: 1. Be able to work as part of a team and complete assignments independently. 2. Demonstrate an ability to lead, support and contribute to community ideas and changes. 3. Strong attention to detail. 4. Demonstrate strong verbal and written communication skills. 5. Experience with Microsoft Office Suite, Google Workspaces and general fiscal management software. 6. Demonstrate a professional and positive attitude in every aspect of work. Interact with co-workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner at all times. 7. Participate in trainings and comply with new or existing laws. 8. Display a neat, clean, professional appearance at all times when present on community property. 9. Comply with expectations as demonstrated in the employee handbook. 10. Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of potential issues. 11. Ability to work in a fast-paced and service-oriented environment. 12. Perform duties with accuracy and meet deadlines in a timely manner. 13. Prioritize and manage daily workload to ensure successful completion. 14. Comprehend detailed instructions from supervisors. 15. Exercise solution focused skills. Working Conditions: 1. Must be able to work 40 hours per week and to include some evenings and weekends if required for community events. Occasional overtime hours may be required. 2. Requires routine squatting, walking, and lifting of no more than 30lbs without assistance, with full range of motion. Salary Range Information: The range displayed on each job posting reflects the targeted base salary for the position.
