About The Role
The Superintendent supports the Assistant Project Manager and Project Manager, this person is responsible for overseeing onsite operations of multifamily renovation and large-scale capital projects from pre-construction through completion. This position plays a central role in coordinating subcontractors, managing field logistics, enforcing safety protocols, and delivering high-quality renovation work on time and within budget. Collaborates with and aids the Project Manager with scheduling. The Superintendent ensures alignment between construction and property operations while maintaining strong communication with vendors, internal stakeholders, and contractors.

Project Execution
Coordinate renovation schedules and ensure timely unit turnover
Set up jobsite protocols and enforce safety training
Field Oversight
Manage subcontractors and supplier deliveries
Maintain quality standards and renovation schedules
Communication & Documentation
Lead coordination meetings and track project status
Ensure compliance with insurance and contract requirements
Closeout & Training
Manage punch lists and warranty documentation
Train field staff and maintain a productive work environment

What You'll Need
Education and Certifications
High School Diploma (required)
First Aid and CPR Certification (preferred)
OSHA Certification (preferred)
A valid driver's license is required
Experience
3–5 years of experience in multifamily renovation and large capital projects
Experience with scheduling tools, gantt charts, etc.
Skills And Competencies
Proficient in Microsoft Outlook, Excel, and Word
Proven ability to manage multiple projects and properties simultaneously
Strong knowledge of interior renovations, capital project execution and safety regulations
Familiarity with building codes and renovation best practices
Skilled in coordinating subcontractors, suppliers, and deliveries
Excellent quality control and schedule management abilities
Strong organizational, communication, and leadership skills
Proficient in reading construction plans, specifications, documentation and reporting tools
Flexible and willing to travel to job sites as needed
Commitment to safety, schedule adherence, and quality workmanship

Estimated Rate of Pay:
$88,745.10 - $93,115.45
This position is exempt; the range above reflects annual salary.
The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
