What You’ll Do
As a Portfolio Analyst, you’ll join the dedicated portfolio management team of the Principal Enhanced Property Fund, L.P., a $5 billion open‑end fund with a 21‑year track record. In this role you’ll review private commercial real estate investments and provide analytical, reporting, and other support within the real‑estate investment team. Responsibilities include investment and capital deployment review, sensitivity and variance analysis of annual operating budgets and business plans, asset valuation models, portfolio diversification measures, performance returns and attribution, client reporting and other asset/portfolio metrics.

Portfolio & Investment Analysis
Develop deep knowledge of portfolio assets and support business plans and investment strategies through analysis of performance, diversification, valuation, sensitivities, and variances
Analyze annual operating budgets, capital deployment, asset valuation models, returns, and attribution
Support ESG‑related analysis and portfolio metrics
Data, Technology & Reporting
Leverage data, analytics platforms, and AI‑enabled tools to enhance portfolio analysis, reporting, and insight generation
Ensure accurate, timely, and high‑quality information flows to portfolio managers, consultants, and clients
Assist in preparing economic, statistical, regulatory, and client‑facing portfolio reports, including quality control of portfolio management data
Research & Market Insight
Conduct ongoing and ad hoc research on portfolio holdings, acquisition and disposition opportunities, and macro real‑estate trends
Build and expand understanding of real estate markets, portfolio dynamics, and capital markets
Who You Are Detail‑oriented analyst with strong financial acumen and curiosity for how technology—including AI—can improve investment analysis and decision‑making.
What You Bring
Bachelor’s degree or equivalent experience, in finance, real estate, accounting, business, mathematics, statistics, data science, or a related field
2+ years of analytical experience; candidates with less experience will be considered with relevant internships or analyst experience in commercial real estate
Strong quantitative, analytical, organizational, and communication skills
High level of comfort working with data, analytics tools, and emerging technologies (including AI‑assisted analysis, automation, or reporting tools)
Ability to collaborate effectively in a fast‑paced, deadline‑driven environment while managing multiple priorities
Success in this role requires intellectual curiosity, sound judgment, attention to detail, and a team‑oriented mindset.
Location: This role is located in our Des Moines, Iowa corporate office and will benefit from a hybrid work arrangement blending in‑office and work‑from‑home with four days in office in a typical work week.
