Role Summary The Global Director, Real Estate Sales & Valuation (S&V) leads Johnson & Johnson’s program to monetize and divest surplus owned real estate properties globally. This role provides S&V leadership, guidance, and governance to leadership and PMO teams, manages monetization strategies, and tracks value delivery, risk, and costs. The role requires strategy development and project management across the organization, with experience in real estate transactions including leased and owned property acquisition, renewals, terminations, and property strategic planning.

Responsibilities

Sales, Valuation, and Transactions Management

Leads the E&PS S&V Program: framework, processes, and templates for S&V activities across all E&PS functions

Serve as a single point of contact for S&V deal teams for all property sale projects, globally, establishing partnerships across E&PS, external partners, and deal teams

Coach and mentor DRIs in project execution within regions

Manage the pipeline of S&V projects, identify required activities/resources, and participate in portfolio reviews and planning activities

Lead a team to perform due diligence and valuations for property sale targets

Lead monetization process for property sales and obtain leadership approvals per WW procedures

Direct activities to sell surplus sites, including broker selection and participation in project teams

Manage collection of S&V program information and report quarterly metrics

Conduct lessons learned and maintain S&V Playbook and tools

Lead real estate transactions including lease acquisitions/renewals and owned land acquisitions and property sales valuation

Portfolio Planning and Management

Lead real estate feasibility studies evaluating viable alternatives

Develop and implement consistent real estate solutions to support enterprise growth

Lead property acquisition and disposition with due diligence and negotiation oversight

Negotiate high-impact real estate transactions compliant with policies and country requirements

Direct negotiations with purchasers, sellers, landlords, and other stakeholders to achieve real estate goals

Maintain region-specific market intelligence to capitalize on opportunities and respond to time-sensitive initiatives

Collaboration with Global Strategy Team

Support enterprise strategy implementation by defining global real estate strategy for offices, warehousing, and manufacturing footprint

Provide benchmarking and leading practices to optimize real estate assets

Develop real estate strategies to reduce costs, generate cash, and reduce footprint to meet targets

Driving Standardization within Real Estate Organization

Ensure Owned Portfolio Data is implemented and documentation is collected per Real Estate policies

Develop standard global acquisition and disposition strategies and processes across regions

Lead strategies to integrate Acquisition and Divestiture activities globally

Qualifications Education

Bachelor’s degree or equivalent in Real Estate, Engineering, Business, Finance, or Supply Chain required

Masters/MBA preferred

Experience, Skills & Knowledge

Required:

10–12 years of related experience

5+ years of global leadership experience leading cross-functional teams

5+ years of commercial or corporate real estate experience with transactions or sales projects

End-to-end experience across Plan/Build/Run disciplines

10+ years of project management experience with influence without direct line authority

Strategy development and project management with measurable results

Strong relationships across multiple functions and matrix management

Ability to align with senior leadership and negotiate trade-offs

Proven ability to lead across diverse organizations and environments

Strong presentation skills and collaborative approach

Ability to manage complexity

Preferred:

10+ years of integrated, global portfolio operations experience in healthcare, pharmaceuticals, or medical devices

Other

This position may require up to 30% domestic and/or international travel.
