We leave nothing to chance. You’ll use google voice to manage guest communications, and a task management software for vendor scheduling, preventative maintenance, ensuring 100% accountability and seamless execution.

POSITION SUMMARY The Head of Property Maintenance is a hands-on, high-impact role for someone who takes pride in maintaining properties in true showroom condition. This is not a desk-based position—you are the on-site steward of our three flagship lakefront estates: Jessamine Dream, Clear Lake Casa, and Lake Lucy Estate.

You will be responsible for the physical maintenance, aesthetic presentation, and functionality of each property, including repairs, outdoor upkeep, building things, and ongoing improvements. The role requires strong technical “handyman” skills, physical stamina, and the ability to coordinate vendors while tracking work through our project management systems. You will report directly to the leadership team and work closely with our virtual assistant team to ensure guest feedback and operational notes are quickly translated into action on the ground. Please note this position has access to a company truck.

RESPONSIBILITIES

Maintain daily communication with leadership and collaborate closely with the VA team

Keep all properties in 5-star, showroom condition, inside and out

Perform hands-on maintenance, repairs, and troubleshooting across all properties

Maintain exterior grounds, irrigation, pools, hot tubs, and outdoor features

Conduct interior quality-control walkthroughs, deep cleans (biannually), and timely repairs

Manage supplies, closets, sheds, and inventory to keep properties organized and functional

Build, repair, and enhance amenities in cost-effective, budget-conscious ways

Respond to guest-related maintenance issues and emergency service calls promptly

Protect profitability by correcting guest issues, reducing refunds, and identifying improvement opportunities

QUALIFICATIONS

Experience:

Minimum 3–5 years of professional experience in hands-on property maintenance, residential construction, or hotel engineering. We are looking for a "doer," not just a "coordinator."

Technical Handyman Skills:

Proven proficiency in "medium" home repairs, including drywall patching, finish painting, basic plumbing (clogs/leaks), and light electrical troubleshooting (outlets, light fixtures, smart locks).

Tech Literacy:

Must be highly comfortable using mobile apps for daily work. You will be required to document 100% of your work with photos and status updates in ClickUp (or similar project management software).

Physical Capability:

Must be able and willing to work outdoors in the Florida heat for extended periods and lift at least 80 lbs (propane tanks, bags of salt, furniture).

Local Proximity:

Must reside within 30 minutes of the Orlando area to ensure rapid response for property emergencies.

Reliable Transportation:

Must have a reliable vehicle (preferably a truck or van) capable of transporting basic tools and supplies between properties.

Attention to Detail:

A demonstrated "White Glove" mindset—the ability to spot a burnt-out bulb, a loose paver, or a slightly off-balance pool chemical level without being told.

Communication:

Strong verbal and written English skills for professional communication with the owner and virtual assistant team.

COMPENSATION & BENEFITS Annual Salary: $61,000 - $71,400

Benefits: Use of company vehicle

Bonus: Bonus of $500/mo is based on hitting KPIs

Schedule: Full Time, Hours vary based on schedule
