The Analyst, Real Estate While Relying On Judgment And Experience Assist The Real Estate Team With Daily Activities And Projects In Accordance With Concentra Policies, Practices, And Procedures. Support The Real Estate Team By Lending Expertise For
Project cost forecasting
Budget creation and tracking
Invoice management
Lease administration support
Utility selection and installation management
Problem resolution/process improvement Ensures the delivery of exceptional customer service by putting all customers (internal and external) first.
Responsibilities
Collaborate with VPs, Director of Construction and Real Estate and Project Managers to develop annual capex budget, which includes list of upcoming and desired projects, scope of work, and projected cost
Forecast monthly capital expenditure dollars based on project progression and current dollars spent
Lease administration to include lease database management; track key lease dates; communication of lease data, to Construction, Accounting, Lease Administration, and other key departments
Provide project information/updates to internal teams
In addition to working with Real Estate Project Managers, local teams, and other internal Departments, independently interact with external property owners, municipal offices, real estate brokers, etc.
Partner with the Operational, Accounting, and Lease Administration teams to identify inefficiencies and streamline systems and processes
Direct and approve all utilities, coordinating with Engie Insight and Accounting. Work as the point of contact to ensure objectives are being met, accurate, and completed
Oversee vendor and contractor invoicing
Monitor status of department work to resolve issues within scope of authority and/or notify appropriate party for resolution and inform supervisor of operational problems
Anticipate and prepare materials needed by the Real Estate team for monthly and quarterly team meetings
Prepare special or one-time reports, summaries or replies to inquiries, selecting relevant information from a variety of sources
Assist in some administrative duties, usually of a confidential nature
Qualifications
Bachelor’s degree from an accredited college or university or equivalent education and experience
In lieu of undergraduate degree, the ratio is 1:1 meaning one year of college equals one year of work experience and vice versa
Customarily has at least three or more years of experience working with:
Lease documents/lease abstracts
Invoice processes
Vendor management and W9’s
Bidding processes
Construction Drawings
CapEx
