
Overview
A Make Ready Technician plays a vital role in preparing rental units for new tenants and ensuring that properties are in optimal condition in a timely manner and according to the manager's timetable. Responsibilities
Inspect vacated apartments and complete a checklist regarding make-ready. Inform Maintenance Supervisor and Property Manager of needed services and repairs. Make ready units for new move-ins. Check all lights and replace as necessary. Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets. Check applicable appliances and inform the Maintenance Supervisor of problems. Assist in replacing or removing appliances from the apartment. Make keys when necessary. Check faucets, sink plugs and repair/replace as necessary. Install ceramic tile backsplash in the kitchen. Perform exterior repairs to sinks, bathtubs, etc., when warranted. Assist with painting duties when requested. Repair or replace curtains, mini-blinds, ceiling fans, etc. Repair plaster holes in walls, paint as necessary. Inspect bathroom tiles, perform minor repairs/replacements. Change A/C filters. Operate carpet cleaning equipment to clean carpets. Lend assistance during trash-out of the apartment, e.g., moving heavy/bulky items to the dumpster. Attend employee meetings and training seminars, as requested. Wear company uniform and badge during work hours. Provide superior customer service to internal and external customers. Any other projects as directed. Experience and Education Requirements: High School diploma preferred. Previous experience in property maintenance or make-ready work is preferred. Basic knowledge of maintenance and repair tasks, including painting, plumbing, electrical, and carpentry. Detail-oriented with strong organizational skills. Ability to work effectively both independently and as part of a team. Flexibility to work on weekends and accommodate varied schedules. Must have a valid state issued driver’s license. Bilingual (English and Spanish) a plus. Able to work on-calls. Ability to bend, reach, and lift; capable of transporting and operating a vacuum cleaner or mop. Occasionally lifting items weighing up to 50 lbs.; normal range of hearing and eyesight required. Knowledge of OSHA laws and regulations. Present oneself in a neat, clean and professional manner at all times. Familiarity with fair housing laws and regulations. EEO and Work Authorization
