Job Responsibilities

Sales & Leasing: Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartment homes.

Sales & Leasing: Manage the leasing process: process applications, conduct screenings, prepare leases and move-in packages, and coordinate smooth move-ins.

Sales & Leasing: Maintain up-to-date prospect data in CRM systems (Entrata, Hyly), track leasing activities, and document all follow-up communications.

Sales & Leasing: Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs.

Sales & Leasing: Execute prospect follow-up through calls, emails, thank-you notes, and creative delivery items to convert leads to leases.

Sales & Leasing: Ensure show units, amenities, and tour paths meet company standards for cleanliness, presentation, and appeal.

Sales & Leasing: Support the lease renewal process, including sending renewal notices, meeting with residents, and finalizing renewal documents.

Lifestyle & Resident Engagement: Plan, coordinate, and execute a variety of daily social, cultural, and wellness activities and events (2–5 per day, 7 days a week), including setup, breakdown, and procurement of necessary supplies.

Lifestyle & Resident Engagement: Maintain a monthly event calendar, community newsletter, and marketing materials for activities.

Lifestyle & Resident Engagement: Create resident profiles to tailor events to community interests; coordinate and manage a resident volunteer program.

Lifestyle & Resident Engagement: Photograph events and residents for marketing use across print and digital platforms.

Lifestyle & Resident Engagement: Build partnerships with local businesses and organizations to enhance programming, secure sponsorships, and add value to resident experiences.

Lifestyle & Resident Engagement: Arrange and manage transportation for off-site excursions (if applicable).

Lifestyle & Resident Engagement: Maintain confidentiality and foster positive relationships with all residents.

Move-In Experience & New Resident Support: Welcome and assist residents on move-in day, delivering welcome gifts and ensuring a positive transition.

Move-In Experience & New Resident Support: Coordinate unit readiness, moving services, furniture measurements, and placement assistance.

Move-In Experience & New Resident Support: Prepare and distribute move-in paperwork and resident folders to appropriate personnel.

Marketing & Outreach: Organize and maintain marketing materials, sales collateral, and outreach packets.

Marketing & Outreach: Participate in community networking events, local associations, and outreach initiatives to generate new leads.

Marketing & Outreach: Leverage internet marketing tools (Facebook, Instagram, Hyly, email, community website) to drive traffic and interest.

Administrative & Reporting: Prepare daily and weekly reports on tours, move-ins/move-outs, and available inventory.

Administrative & Reporting: Assist with budget preparation for activities and manage expenses to budget.

Administrative & Reporting: Complete corporate reporting requirements in a timely and accurate manner.

The hourly range for this position is $24.00 - $26.00 in addition to an owner approved bonus structure.

Compensation & Benefits

Additional Compensation: Corporate Positions and Onsite Property Positions may be eligible for quarterly/annual or weekly/monthly/quarterly bonus programs based on performance.

BASIC KNOWLEDGE & QUALIFICATIONS

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1-3 years minimum of relevant experience in sales, marketing, internet and customer service with ability to resolve customer issues and manage records.

Ability to read, write, and communicate effectively to explain features and answer questions; mathematical skills for sales conversions.

Ability to apply sales skills such as generating leads, presenting, qualifying prospects, and closing.

SPECIALIZED SKILLS

Licenses/certifications as required by State and Local jurisdictions.

Valid driver’s license to drive a golf cart on property.

Proficiency in word processing, spreadsheets, and property management applications.

Proficiency in using the internet for marketing, advertising, and sales activities.

Ability to adapt to markets and professionals to tailor the sales message.

TRAVEL / PHYSICAL DEMANDS

Office environment with potential exposure to outside elements; must access all property areas.

Ability to lift up to 25 pounds independently and 50 pounds with assistance; able to stand for extended periods.

Occasional local travel for business meetings or market research; flexible schedule including evenings, weekends, and holidays.
