Position Summary
We are seeking a people-oriented, experienced property management professional with exceptional leadership, business and financial management, planning/problem solving and customer services skills to join our team! The Property Manager is responsible for leading the overall management and maintenance of Ae's 100-unit permanent supportive housing apartment community, Minneapolis, MN. The Property Manager ensures that the property is well-maintained, residents are satisfied, and all aspects of the property run smoothly. This role involves supervising on-site staff, coordinating maintenance and repair activities, managing budgets, and ensuring compliance with safety regulations. The Property Manager acts as the on-site leader, and ensures the building is maintained, clean, and welcoming places for residents and guests. Key Responsibilities
Lead relationship-building strategies, working with Aeon staff and outside parties to help residents maintain housing stability and support them in making a home. Provide and support ongoing training, coaching, and development for on-site staff, addressing performance matters promptly and constructively. Assist in the development of annual operating budgets, prepare monthly financial variance reports, and support annual capital expenditure projections. Oversee maintenance and cleanliness of the physical property, ensuring timely completion of work orders and inspecting vendors and units for quality standards. Achieve and maintain property occupancy goals, collaborate with the Marketing Department, and lead the full leasing process. Maintain affordable housing compliance, complete housing eligibility certifications, and prepare for property inspections with monitoring agencies. Deliver exceptional customer service, collaborating with team members and external parties to ensure residents are served in a positive, welcoming environment. Qualifications
Significant experience leading a property management or related business team. Experience with Section 8 and Tax Credit affordable housing preferred. Proven track record of preparing, understanding, and managing budgets and increasing net operating income. Experience working with individuals impacted by mental health, substance use, poverty, and trauma. Excellent communication skills, cultural responsiveness, and strong resident relations. Must be a resourceful, problem-solver, relationship-builder committed to Aeon's mission. Valid driver’s license, reliable vehicle, and vehicle insurance required. Benefits & Compensation
Pay range $65,000-$70,000 per year, depending on experience and skillset. Full-time Monday-Friday, 8:30am-5:00pm, with flexibility and occasional on-call rotation. Application
