Twin Rivers Capital, LLC (TRC) has an immediate opening in Charleston, South Carolina for an experienced, full-time Property Manager (PM). The Property Manager coordinates and executes related management duties for the inventory of TRC managed assets (which includes an array of office and retail [both single and multi-tenant] assets throughout the Southeast and Mid-Atlantic) and reports directly to the Vice President of Asset and Property Management and President. This position is responsible for day-to-day Property Management including tenant communication and financial reporting including budgeting and expense reconciliation.

Communicate with tenants

Coordinate tenant move-in and move-out with brokerage team for applicable assets

Day-to-day property management of TRC portfolio including emergency maintenance as well preventive maintenance and physical inspections.

Coordinate the collection and resolution of rent and other tenant charges.

Coordinate the process of bidding, awarding and preparing service contracts.

Develop and maintain annual project budgets.

CAM, Tax and Insurance reconciliation and billings.

Maintain tenant and vendor files

Description of Position

Initial contact for tenants that report maintenance or other problems.

General Lease Administration: Tenant move-in and move-outs (coordinated with brokerage team), repair responsibilities, lease terms, rental increases, Landlord rights upon Tenant default, and other such items.

Collection of outstanding Tenant balances as well as be familiar with Tenant’s reimbursement requirements, request reimbursements promptly, and track Tenant’s response.

Develop annual operating budgets for all existing assets and as needed with the addition of an asset.

Monthly property management reports detailing operational and financial matters.

Inform VP of Asset and Property Management of any information that may affect the structure or needs attention that falls outside of general warranty repairs.

Schedule annual fire alarm, fire sprinkler and backflow inspections and fire hydrant flow tests with appropriate vendors. Communicate with appropriate municipalities. Negotiate contracts with vendors for regularly scheduled maintenance.

Coordinate with contractors to ensure that all maintenance issues are completed and TRC standards are being met. Maintain proper work order documentation, receipt of compliant vendor certificates of insurance for all vendors, contract expirations, etc.

Communication with Tenants to ensure compliance with all lease terms (collection of A/R, insurance certificates, rules and regulations, sign criteria, etc.)

Input and track lease information utilizing various software.

Work with and oversee in-house maintenance/housekeeping/landscaping staff.

Other duties as needed.

Requirements

Minimum of Bachelor’s Degree

3-5+ years retail property management experience

Team Oriented

Strong computer skills including preferred experience in Sage 300/Timberline and RentManager software.

Experience in commercial (retail and office) property management.

Strong interpersonal skills in the areas of verbal and written communications

Strong math and accounting skills

Detail oriented
