Responsibilities

Maintain close communication with internal customers

Use various operating systems as a tracking method to record status and customer information

Verify that underwriting approvals are signed off on prior to closing underwriting conditions have been cleared. Verify documentation is not expired. (i.e. credit report, appraisal, paystub and bank statements)

Review title requirements for state specific mortgage attachments and/or state mortgage tax requirements

Gather and prepare information for completion of closing documents including third party fees, payoffs and subordinations

Verify loan terms including rate, term, price and ratios have not gone outside of allowable tolerances per established guidelines

Review the Mavent Compliance report and take action required to clear any alerts or warnings to ensure the loan is closing within guidelines

Prepare and deliver closing documents within required timeframe

Review final Closing Disclosure and closing documents for accuracy and compliance

Meet established productivity levels and turn-around times as set by manager

Follow all applicable Regulatory Requirements

Enthusiastically support the Bank’s Guiding Principles and Brand Behaviors

Adhere to federal regulatory requirements, such as the Anti-Money Laundering and Bank Secrecy Acts, and all established policies and procedures

Loan closer will need to consider the customer, other parties involved in the process, Bar Harbor Bank & Trust policies and procedures, TRID and TILA guidelines, underwriting guidelines, investors and agency guidelines, marketing programs and our Compliance and Ethics code

Excellent communication skills, written and verbal

Excellent interpersonal skills and sound judgement

Detail oriented and well organized

Ability to handle frequent change

Ability to maintain confidentiality and adhere to Bank’s privacy policies

Process creative/innovative problem solving skills, high level of integrity and be self-motivated

Stay knowledgeable of internal policies and procedures and adhere to requirements of secondary market.

Ability to proactively create and maintain a close relationship with all parties involved in the mortgage transactions

Proficiency with computers and keyboard

Perform other duties as requested

Required Education & Experience

Minimum of a high school degree or the equivalent

College education preferred

Minimum of two years relevant experience working with mortgage documents required

Physical Demands & Work Environment General office environment.

Travel This position requires minimal travel.
