Job Summary The Leasing Manager supervises the staff of leasing consultants and is responsible for developing and implementing a leasing plan to attract new residents and retain current residents.
Essential Duties and Responsibilities
Develop programs to ensure that the community meets or exceeds its occupancy goals.
Review and approve all new leases and renewals.
Review all leasing consultant commissions and submit to the property manager for approval.
Provide the property manager with all leasing and renewal information needed for the monthly property report.
Ensure all information (notices, renewals, move‑ins, traffic, etc.) is properly entered into operation systems.
Maintain the property’s leasing and renewal goal board.
Inspect model homes and office area for cleanliness and appeal. Walk vacant apartments as necessary to ensure readiness for leasing.
Review all guest cards to ensure proper follow‑up.
Develop employee monthly work schedules to meet community business hours.
Plan and implement leasing promotions.
Monitor concessions and specials offered to ensure they meet the intended purposes.
Demonstrate thorough knowledge of leasing techniques and sales methods as designed by The Franklin Johnston Group and of property rental information.
Demonstrate thorough knowledge of company policies, procedures, and community policies.
Assist the Community Manager in designing and implementing a resident retention program.
Report to the Community Manager any unusual or extraordinary circumstances regarding residents or the property.
Assist with collection duties as directed by the Community Manager.
Supervisory Responsibilities This position supervises the day‑to‑day activities of the leasing consultants.
Qualifications
Three to five years of experience in leasing, leasing management, or property management.
Strong coaching and training skills.
Strong lease‑closing skills.
Ability to read and comprehend simple instructions, short correspondence, and memos; ability to write business letters.
Ability to effectively present information in one‑on‑one and small group situations to businesses, residents, and other employees.
Education and/or Experience High school diploma or general education degree (GED); or three to five years of community leasing experience.
Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must occasionally lift and/or move up to 15 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The noise level in the work environment is usually moderate.
