The Mechanical Preconstruction Manager is responsible for conceptual budgeting and detailed estimating of HVAC, plumbing, and related systems, including process‑specific systems, thermal energy distribution, site and roof drainage, sanitary sewerage, and domestic/fire water utilities. The role works alongside other HPM team members to anticipate and fully account for the scope of mechanical systems during early conceptual budgeting and detailed estimates based on construction drawings and specifications.

In this role, you may be required to travel up to 10% of the time.

Responsibilities

Provide cost budgets for plumbing and HVAC systems, including quantity surveying, sub/vendor solicitation, scope sheet preparation, estimate preparation, review, and presentation.

Provide all estimating project support related specifically to plumbing and HVAC systems.

Prepare and maintain mechanical systems project estimates and related value engineering options.

Effectively communicate with manufacturers, vendors, general contractors, and owners throughout the preconstruction process; build relationships, evaluate proposals, and ensure accuracy of scope of work and pricing.

Confer with stakeholders on changes and adjustments to cost estimates.

Solicit and maintain communication with subcontractors and vendors.

Review drawings and plans for conflicting dimensions, elevations, and discrepancies; highlight any issues.

Prepare quantity surveys using both 2‑dimensional and 3‑dimensional tools based on plans and specifications.

Research and communicate industry trends, new technologies/materials, energy code changes, commodity pricing fluctuations, and labor issues.

Provide conceptual cost budgets and iterative detailed estimates based on the level of design documentation available for a given project phase.

Requirements

Bachelor’s Degree in Building Science, Construction Management, Mechanical Engineering or related field.

10‑15 years of experience within a pre‑construction/estimating environment, working with large commercial or industrial HVAC and plumbing projects.

Advanced knowledge of construction cost estimating, value engineering, conceptual budgeting, and scheduling.

Proficient in MS Office, estimating and scheduling software; experience with BIM software and Trimble AutoBid (or similar) preferred.

Valid driver’s license required.
