What You'll Do Duties and responsibilities Specific job duties include, but are not limited to, the preparation, review, tracking and distribution of the following documents and tasks: Preconstruction

Reviews overall construction plan and update as required Create the project CPM schedule to be put into P6 format by 3rd party consultant Create an organized and thoughtful site plan setup and layout as well as prepare schedule and phasing plan Works with project team to provide input on subcontractor pre-install meeting preparation Reviews submittal/procurement log and ensures that its order meets project schedule and requirements Reviews and understands Site Specific Safety Plan Reviews and understands site specific QAQC Plan

Construction

Facilitates all first work inspection on all scopes of work Works with team members to prepare for interior and exterior box walks Day to day review and verification of work being installed Works closely with the team in all aspects of the construction process Understands the need to be able to delegate Is a champion of conflict resolution Has an ownership attitude and realizes that he is the first line of defense of all aspects of the construction process Works closely with PM’s and APM’s to manage all General Condition costs throughout project Ultimately responsible for the scheduled success of the project

Request for Information (RFI’s)

Communicate (verbally and written) questions effectively using plans, sketches and photographs as needed Ensures that RFI’s are tagged on plans in Procore and field set

Weekly Subcontractor Meeting

Create 4- Week look ahead schedule Prepare meeting agenda and meeting minutes, ensuring meeting minutes are saved and distributed to subcontractors on a weekly basis Be prepared to review and discuss any new Plan Changes and RFI responses Discuss weekly safety topic Hot topics and Issues

Ability to read and understand plans Maintain a current and permitted set up plans in the jobsite office for the local inspecting municipality Check plans and submit RFI’s as needed so that productivity is not hindered Ensure RFI’s are being marked and clouded on the drawing sets, both in Procore and field set Safety

Conduct daily safety walk Correct any issues immediately and report to sub’s foreman and superintendent Document repeated offenses and email sub’s main office (copy PM) if an issue continues or is not corrected.

Reports

Reviews and finalizes Daily Reports in Procore Manages and documents Storm Water weekly and “event” reports Reviews all direct job costs and reports on a weekly basis

Schedules

Must be able to create, manage and update project schedules Meet, maintain and update the projected and actual schedule prior to the team meeting each week Create a 4-week look ahead schedule to distribute at weekly sub meetings

Punch Lists

Create and distribute detailed completion lists and punch lists Manage the completion of these lists

Inspections

Works with Project Engineer to track and review any open items created on inspections Work with city inspectors to pass inspections as needed Inspect and verify the subcontractor’s layout of items. Examples include:

Plumbing/electrical in slab rough Drywall layout Cabinet and appliance layout Rough in locations to match “box walk” Tile layout

Follow up on all Third-Party Inspections to make sure all deficiencies are cleared:

Fair Housing Water Proofing Structural Concrete Welding Safety Bank Inspectors QAQC Any other Inspector

Budget

Carefully control labor hours and invoiced expenses Review draws and invoices when requested for accuracy and report any issues to Project Manager.

Meetings

Effectively lead and participate in team and project meetings and prepare meeting minutes (i.e., jobsite, weekly team meetings, QAQC, subcontractor, pre-installation coordination, etc.).

Other

Ability to identify deficiencies and provide resolution Effectively handle crisis situations Must communicate well at all levels from labor crews to city officials and investors Must have excellent attention to detail and have the ability to adjust quickly as priorities change. Must be able to effectively document and communicate via email with project team, design team, development team and subcontractors. Mentor project team members for current success and future growth Provide timely and cordial interaction with supporting work groups, such as accounting, HR, Management, QAQC, internal and external design professionals, etc. Travel will be required for projects out of the city limits

Excellent organization and Time management skills Advanced knowledge of construction management processes, means and methods Expert knowledge of building products, construction details and relevant rules, regulations and quality standards Understanding of all facets of the construction process Familiarity with MS Word and Construction Management applications (ex: Word, Excel, Outlook, Procore, Textura, Primavera) Ability to plan and see the “big picture” Competent in conflict and crisis management Leadership and human resources management skills Excellent time and project management skills BS degree in construction management, architecture, engineering or related field or equivalent experience in construction management. Has completed or will complete an OSHA 30HR safety certification Working conditions While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. This position is sometimes performed in the local office and at project site(s) in outside weather conditions. Overtime will be required to meet project deadlines. Physical requirements The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Have Endurance and ability to visit entire job site, including stairs or other elevated structures. Direct reports Manages the Assistant Superintendent and Project Engineer as well as their direct reports (Field Coordinators and Labor Foremen).
