
HCAI Owner’s Representative / Project Manager

The HCAI Owner’s Representative / Project Manager will act as the primary advocate for the Owner on HCAI-regulated healthcare construction projects, with a focus on ongoing tenant improvement (TI) work within a fully operational hospital environment. This role is responsible for managing all phases of the project lifecycle while ensuring patient safety, regulatory compliance, and minimal disruption to hospital operations. Key Responsibilities: Serve as the Owner’s Representative for multiple HCAI/OSHPD-regulated healthcare projects from preconstruction through closeout. Manage ongoing tenant improvement construction within an active hospital, coordinating closely with clinical staff, facilities teams, and hospital administration. Oversee project budgets, schedules, cost controls, change management, and forecasting to ensure projects are delivered on time and within approved budgets. Lead and manage external consultants, including architects, engineers, inspectors, testing agencies, and general contractors. Ensure full compliance with HCAI/OSHPD requirements, infection control risk assessments (ICRA), interim life safety measures (ILSM), and hospital safety protocols. Act as the primary liaison between ownership, design teams, contractors, inspectors, and Authorities Having Jurisdiction (AHJs). Review construction documents, RFIs, submittals, and change orders to confirm scope alignment and regulatory compliance. Monitor construction progress, quality, and safety, proactively identifying and mitigating risks associated with working in an occupied healthcare facility. Facilitate meetings, prepare executive-level reports, and communicate project status, risks, and milestones to ownership and stakeholders. Support project closeout, including punch lists, documentation, training, and turnover to facilities and operations teams. Qualifications: Proven experience managing HCAI/OSHPD-regulated healthcare construction projects. Strong background in tenant improvement and renovation work within active hospital or healthcare environments. Thorough understanding of healthcare construction regulations, life safety requirements, and infection control protocols. Excellent communication, coordination, and stakeholder management skills. Ability to manage multiple projects simultaneously in a fast-paced, highly regulated setting. Preferred Experience: Prior experience as an Owner’s Representative, Construction Manager, or Project Manager on healthcare projects.
