
Overview
The Director, Agent Expansion, is responsible for recruiting high-performing agents and teams into Douglas Elliman within assigned priority markets. This role owns the full-cycle recruiting process and is accountable for measurable production outcomes aligned to company growth objectives. The position partners closely with Regional Leadership, Global Growth, Finance/FP&A, and Legal/Compliance to structure competitive offers, manage pipeline performance, and ensure recruiting efforts align with market economics, company guidelines, and long-term growth. Essential Duties and Responsibilities
Build and manage a pipeline of high-quality agent and team targets aligned with Douglas Elliman’s luxury brand and market positioning. Partner with regional and corporate leadership to structure competitive recruiting offers within established approval thresholds and economic guidelines. Maintain disciplined pipeline management, forecasting, and activity tracking in accordance with recruiting performance standards. Collaborate with Finance/FP&A and Operations to ensure recruiting targets reflect market-specific business models and retained economics. Ensure recruiting activity adheres to legal, compliance, and policy requirements across all stages of the process. Represent Douglas Elliman externally with professionalism, discretion, and credibility in competitive recruiting environments. Success Measures
Recruited production delivered versus target, measured by GCI and/or company retained production. Productivity per recruit, with emphasis on quality, sustainability, and long-term contribution. Healthy recruiting pipeline with strong coverage, conversion rates, and efficient time-to-close. Consistent offer discipline, including proper approvals, sound economics, and compliance adherence. Qualifications
5-10+ years of experience recruiting agents or teams in residential real estate, or adjacent talent acquisition roles with strong brokerage exposure. Willing and able to travel 25%+ of the year (as business needs require). Demonstrated success recruiting meaningful production in competitive, high-cost markets. Comfort operating within performance-based compensation structures that include upside tied to results. Strong financial and business judgment, including understanding of market economics and offer structures. High integrity and credibility with the ability to influence senior stakeholders and operate effectively in a results-driven environment. In addition to base salary, this role is eligible for commission-based incentives tied to performance benchmarks.
